    Just had my second home sale for the year go unconditional. 50k over what I was hoping, now time to renovate the new Ppor.

    My sale went Unconditional recently.

    Split the block and sold off the old portion for a tidy gain CGT free.

    I assume you sub divided your ppor? I think you might find the block sale isn't cgt free, is that right @Terry_w ?

    Main residence exemption on the Fhb old house I bought, split to build new PPOR, sold so there was no overlap of main residence.

    How good does it feel when you sell that lemon that has been giving you nothing but trouble for years and years. :D

    I sold mine last year and now one year later the new owner already has it on the market again lol.

    Zero growth in 13 years (Bought at top of last cycle and paid too much. Noob) . Constant repairs, rotting wooden house with a constant stream of bogan tenants. Beat that!

    It's a great feeling, sold 2 in the last 3 months. No more phone calls from agents or emails asking you to fix this, fix that, tenants left, damaged this, stole that. Even though I made a tiny profit it wasn't worth it.
