    Good old Tenambit, the old rising tide lifts all boats is true. A girl from work just paid $390k for a ordinary 4 bedder.

    Where is it...I called BS when the agent told me 360k.....for mine on a 700sqm block...holy sheep ******.....so it maybe true after all.

    390k for a 4 brm was that in good nick and was it big?

    Sold my Bentleigh, Vic with DA approval in place, purchased for $920K, sold 9 months later for $1.5M

    Bentleigh been a gem of an area and it sold quickly because there is still plenty of fat for the next guy, always leave something on the table, not to mention Bentleigh has been one of the best performing areas in Melbourne.

    Interesting that Bentleigh median house price much lower than surrounding bay areas, that was a big clue for me to buy in:)

    Wow....both houses either bigger land or nicer than mine.

    But 360k seems to be spot on.....both within 650 meters of mine....

    Ta...much appreciated.....considering I bought for 205 plus 25k reno...that is great.

    Markets still very strong, should carry through till this time next year from what I have been hearing. You have done very well, I wouldn't of considered their and I live in Newcastle. Guess knowing certain areas blind sides you.

    Coal prices have started rising again, lots of confidence still in the market. I still think Newcastle / Maitland area will have another year left with decent growth, unless we get huge amount of stock come on the market in the next few months or interest rates rise. Most areas are down 20% with listings compared to this time last year.

    I'm considering selling my investment property 1-2 years from now. The biggest question is the capital gains tax i will need to pay.

    Is there a way to defer it, or can it be put into buy/build another investment property and not having to pay it?

    Yep - taking the money invested in Sydney off the table.

    Still be left with at least a grand PPOR and a nice spare.

    Waiting for some growth in Brisbane to be able to do the same.

    The ATO will be very pleased.

    Its not the US unfortunately ATO wants their share
    One way is to offset profits against losses. I suggest you chat to your accountant to strategise.
