    Exactly, start looking outside the square and make your money work harder and suddenly property investing becomes a lot more interesting

    That's great! I reckon the FHB is lucky to pick up a renovated house that close to TAFE/cinema and town centre. Good deal for you and great deal for them. :)

    Land sells better than dwellings in Adelaide.
    If you had a block of land, paid for the subdiv and sold off the 2 resultant blocks, you'd make the same or less profit by going thru the 12 month process of building 2 dwellings on it.

    Do the sums, it may be worth it? Also, whatever is in demand in terms of selling also something to consider? Just my opinion.

    I have a scenario at the moment in Melb, either sell land with plans and permits or build, but there is something like $200K difference, so I am building, more pain for sure. Comes down to $, if there is nothing much in it, take the money and run.

    Also tax a big consideration?
