    Fair call. There's probably no more or little CG to come for next few years, so taking the money now and running is a reasonable action to take!

    I've got a PPOR and IP to sell - the IP should be fine as that is currently still in a strong performing area and it's in a price range that suits everybody's budgets but I imagine the PPOR won't necessarily be a piece of cake to sell for the amount I want for it. Nice area but I believe all the steam in the market has gone. Still, there's been so much CG since purchase and its virtually paid off... :D

    Not in a rush to sell, but I'd love a couple of interested buyers (or any serious buyers to think that there are other interested buyers) to then decide that a mini bidding war is required to seal the deal!

    I was in the same conundrum about selling my Sydney property(ies), but my gut feeling said NO. So, not selling.

    If the properties are cf+ (based on 100pc borrowings) then i would just hold.
    However if something comes up ...and i run out borrowing capacity that may well be a different story (that day has not come yet)

    I sold all 4 in my unit dev OTP in Dec/Jan/Feb hoping to settle them in September.

    Currently selling 1 10/90 H&L OTP and 1 2-part H&L package OTP.

    Currently landscaping & leasing 2 brand new H&L builds.

    They are already all committed forthcoming settlements in Nov/Dec and Jan.

    Selling ppor soon waiting for the renos to finish. Iv had agents ringing me everyday to give me the hurry along haha. Thinking of going down the path of selling myself ( done this twice before awhile ago), I can't justify the hefty fees. Sydney's south east is still red hot.

    Sold Hallam T/H IP good result and selling reno'd PPOR soon to purchase & cosmetic Reno another PPOR purchased under market value in Endeavour Hills.

    Yep, selling one now. Will make a loss, but releasing it in case it impacts serviceability on a commercial purchase

    We sold one Western Sydney (~1mil) and replaced with 2x Brisbane (~800K) + 2 x Adelaide (~400K). Now waiting for them to double in five years :)
