If you are happy with the profits and can do something better with it why not?? :)

Just put one on the market in Geelong, possibly follow with a second. Will wait and see how the market is going.

Sold one of mine in Sydney in August, did well.

Melbourne is coming into spring so there'll be a lot more stock available to buyers. Expecting clearance rates to drop in percentage as volume increases when compared to the last three winter months.

It's still a sellers market in many suburb+property type areas.

We're selling one of the ACT ones to allow us to load up on more SA stuff. Exciting times.

Attempted to sell my townhouse in western Sydney. No close offers for 6 weeks - so it's being advertised as a rental again. Seems it wasn't meant to be just yet.
Not too worried, wasn't a desperate sale.

If you can hold then all good.

Market is most certainly softening in West, my property sold due to the cash flow positive income, house and g/flat. Did very well, now off loading old properties and keeping some newer quality stock/builds, less maintenance and depreciation makes it attractive proposition. We wont see another boom in Sydney for quite some time.

Absolutely. Definitely a noticeable change in the market, but as I said it wasn't a desperate sale - I was just hoping to free up some extra capital for the current and next projects.

The agent kept encouraging me to drop my price (was priced against a townhouse in the same complex that sold 3 months ago), but I wasn't going to sell for less when I still have the option to hold, wait and re-evaluate :)

Apparently there is still some life in the market up here in the mountains though which is good :)

great, access equity, I had the same option, but as I mentioned the house and g/flat a little run down now and I had to weigh it up and to hell with it I sold:)

    All the best:)

Iv had it for 3-4 years now,
Was a rental, then renovation project, then PPOR and now a rental again.

And waiting till next boom seems to be the plan now :)

It's well situated with the new airport too, so that shouldn't hurt its chances. I'm quite bullish on Penrith's longer term outlook as a business hub and growth prospects.

Sold the first property in Geelong in a week, the second went on the market on Friday.
Hopefully this will go quickly as well
    Cheers

I think the photo makes the garage look extra large! Did you notice the furniture was virtual furniture? Looks a little tacky, however it is better than having blank rooms on the Advertising board.

My friend is selling in Mt Colah and last week's open house only attracted two weak low ball offers.
