I will start, just sold 2 OTP townhouses to be completed around February 2016.

The market is strong, Melbourne market.

Yep. Our Melbourne property is to be sold in the last week of October or last week of November. I have contacted 6 agents and they are putting their proposals through now. Market is particularly strong in our area.

Yeah, the agents are very upbeat. Their price estimates are bang on what I thought. Will be nice if we can get that! :p

Yeah I got one, currently on cooling off. With the proceeds I intend buying and running a relaxation centre.

Yes, just sold our Sydney property, waiting for settlement. Might have got more if we waited another 6 months...? Maybe, but everything aligned nicely for us for a sale right now and I don't want to hold out for the "peak" and end up missing it.

Looks like I might be selling one of my USA properties.

This is not through choice but rather through their crappy HOA (Strata) systems and they having changed the HOA rules about being able to lease properties in the precinct.

Exploring the 1031 Exhange rules to see whether I can just roll into another property.

    Cheers

Always thinking, how far will Sydney drop, how long will it remain stagnant, what is a satisfactory return after disposal costs...

I might be selling a new build in Nth Brissie on completion in a month or so. Would be great to keep but not sure I need a negatively geared property at this point.

Negatively geared property a "dirty word", but what choice do you have if you are a developer if holding stock for projects.
