    Certainly would be...but I'd suggest a very rough guess of somewhere between $4mil - $4.5mil.
    Rough number, $170,000 gross income it would show roughly 2.5% gross yield.

    Not to mention 6 times the headache.
    2018 land valuation is 5.26mil.
    Is there money in getting strata titles and on-sell?

    Hmmm... Only $77k in land tax/yr assuming that it's your only taxable property.

    The saving grace is that it is zoned R3, so you'd need to check out how much more you could do with the site.

    I should have looked into land valuation and zoning rather than just 1bed and 2 bed sales in the building next door.
