I've been checking Gumtree as an option.

All I see though are stupidly overpriced properties.

I'm waiting for the one time someone posts something good....

Anyone got any Gumtree or for sale by owner success stories? Is it possible?

    Thanks.

I've certainly purchased direct from owners before... either literally direct or via for sale by owner ads. You have to sift through a lot of overpriced stock, and stock in poor condition, to get to the gems.

I've advertised on gumbytree but mainly got tyre kickers and bargain hunters.Advertised price was within 5% of contract. So not over the odds, just a big price tag for a site.

Yes brought my ppor by just driving past maybe a day after they put a simple sign out. Was about to go on gumtree but I was quick and lucky. Got a good deal as owners didn't like agents. Think I was mostly lucky though and didnt plan or think I can repeat it. Can be done yes.

Gumtree is good for random car parts.
    Houses - not so much.

My guesthouse was a Gumtree find. Owner was advertising one guesthouse and I was tire kicking and he mentioned another one he was about to put online. My son's father was also a Gumtree find haha. I love a good classified site although Gumtree has stopped the personals now which sucks.

We've bought properties for clients that have also been advertised (or were advertised) on sites such as Ebay, Gumtree, old classifieds however that wasn't the only source of marketing. Best FOR SALE private sign we came across was this one some years ago- what a pearler!

I read a book where the guy swore by the hand written sign, the dodgier the better he reckoned. Something about people thinking they're getting someone who doesn't know what they've got.

Witnessed a private sale in the Parramatta region in 2013. It was a bit far from train for my liking. 550sqm block sold for 550k...worth at least 580k. Would be worth 750k today. May be more. Owners lived in Central Coast and didn't like agents due to poor experiences with PM before.
