    Anyone can share a feasibility study of developing a duplex, or small townhouse project?


    It would be better in Sydney.

    Even if someone shared a hypo, would you be able to understand it?

    Best to leave something specialised like that to a professional.

    2000 sqm, 30 m frontage, FSR 0.6 (1200sqm fsr), 12 units

    Land value - $3,000,000
    Stamp duty - $ 150,000
    Construction cost - $ 42,000,000 (500sqm basement carpark)
    OSD/Easement/Landscaping - $ 300,000
    DA/CC drawing/PCA/OSD/ Hydrant/easement/contributions - $ 300,000
    Interest (18months - 7%) - $ 300,000
    GST - $ 300,000
    Selling agent's cost - $ 100,000

    Total cost of construction $ 8,500,000 % 12units, approx $ 710,000 each
    Current value average $ 810,000 or 9,800,000 GRV - CGT

    15% profit margin (contingency 5-7% not factor in) lockdown or any other delay in construction can take profit away. not a high margin due to higher land and construction cost.

    Sorry typo, $4.2m construction cost, $350,000/unit. Lack of material and labour even push the price higher.
