NSW Any suggestions of neighborhood for 2.5m PPOR in Sydney area? Thanks

    Hey guys. I am new to this forum. I have read posts but never post anything before. I am looking to buy a house with 3+ bed in Sydney area. I have a 1 year old, with my partner we are three. I am not familiar with lots of the neighborhoods as I live in Ultimo and mainly move by public transport. So would really appreciate some input on which areas are nice for families, our budget is 2.5m. (We will be buying a car if move further way.) thank you!

    As you have a young kid and a 2.5 mill budget, check out homes in the areas of Epping/Cherrybrook/Cheltenham/Beecroft/Northern Carlingford/Castle Hill. Reason: The schools. Note Cheltenham is most well known for its girls high school, so if your kid is a boy, they won't be able to go there :).

    See if you can buy something in walking distance to station (or M2 Bus for Carlingford) and with good sized land. Also I lived in North Epping and its a lovely quiet suburb, great community, just further from the station.

    You can also follow the train lines somewhat - Pennant Hills etc. North Connex has taken the trucks off Pennant Hills Road so that's not a truck thoroughfare going north anymore, which makes the area more pleasant to drive and live in.

    As an alternative, Lindfield has a new school (all ages), Lindfield learning village (on the site of the old UTS Kuringai campus), and its meant to be learning centred on the child. It's very, very popular for enrolments. See what you can buy with your 2.5 mill budget for that school catchment, but it's on the tighter side.

    At 2.5 you can get into some nicer areas. I’ll talk about places I know .

    Concord West is “ relatively “ central . 25 Myall St is asking 2.1 . Nice quiet street . Walk station .

    north shore you’re going to be up at or part Hornsby which is a lot further from the city than concord west . Other north side area is drenches Forrest , but no rail so reliant on bus.

    might pick something up in the band from Ermington through to Westleigh .

    the further out you go , the more choices you get in terms of size and that’s the trade off .

    It really comes down to what’s important in terms of where you need to get to .

    Cherrybrook - $2.5m will buy you in the top end of the suburb. Possibly a 5 bedroom house with a pool and yard. Buy somewhere closer to brand new Metro for access to best public transport in Sydney.

    I currently live in Cherrybrook but spent a lot of times in inner west when our kids were day care age and we always struggled finding vacancies for them in local day cares. Cherrybrook has loads of day cares and you won’t have any issues whatsoever. When your child is school age, you will have access to best schools in the state if you go public or quick drive to Kings, Tara, Knox, Barker, Loreto if you go private path.

    Lower north shore you can squeeze in something less flash at Lane Cove, some townhouses around Crows Nest and Naremburn area.

    For a house, you could get something decent in the Ryde LGA for that budget.

    Is Maroubra a nice neighborhood to buy? I see some 3 bed house/ townhouse within the budget

    Is that still true? The Carlingford top end is now moving into that price range, with a property on Marsden Road selling for over $3m recently (it's a main road, for those that don't know).

    Judging by the op's responses, it's more likely to be northern beaches.
    But then there will be a later thread saying the market is stupid that even 2.5m won't get a decent house with enough space for 2 kids.

    Sorry but this is way too broad a question for anyone to make a meaningful suggestion.
    What do you value? The beach? Proximity to XYZ? An acreage?

    Try to get a house! Go for it! A few things it has going for it that the north west doesn't is proximity to city, UNSW and you'd be close to beaches.

    My Niece who is a specialist at Children's hospital lives there . Townhouse . used to be a rougher area , but think it's well and truly gentrifying.

    Good luck getting a house in Freshie or curl curl for 2.5 but if you can they're nice areas . Northern beaches , you are reliant on buses , but there is a fast service and dedicated bus lane .

    North Shore and Pennant hills areas have train lines which are popular .

    I'd move back to Maroubra in a heartbeat..the American named streets still have a lot of department of housing properties there - the roads within Fitzgerald, Anzac pre, Malabar rd, Beauchamp so they'll be a bit cheaper but less desirable.

    Yeah, I'd say so. Having said that, I've found that Cherrybrook isn't the type of suburb that has plenty of "top end" homes like West Pennant Hills or some parts of Castle Hill. It's mostly 80s type build and whilst spacious, almost everything I see listed requires some work

    All the houses under my budget in Maroubra are in those less desirable streets, I found it’s hard to hunt for a house when not being a local, I don’t know the history or profile, like all the info you mentioned, I had no idea

    I suggest get a good buyer’s agent if you are not local.

    they are worth the money… mainly in helping you find the true value of the place so you don’t overpay, local knowledge ( and bid in auction if needed).
