    I am looking a various tools to calculate yields ... anyone use this one ?

    Or does anyone have a non-subscription based tool ? Don't mind paying one off fee.

    This is a fairly simple calculation, I would suggest giving it a go yourself.

    You could do it in a couple of lines using some general 'rule of thumb' estimates. Or you can create a more in-depth analysis and using every individual variable

    Would be far better for your learning to do a simple excel for these very basic calcs

    I have shared my cashflow calculator here and that gives indicative yield as well - may be of help to you:

    But as others said it's not difficult to calculate yield and should be the basics for every investor :)
