    Yes. We actually planned to live in Brisbane, bought a house in one of the best school catchments. A similar house in an equivalent catchment in Sydney the same distance out of the city would cost 3 or 4x as much. But family is keeping us in Sydney.

    And from an investment perspective I think the same mindset applies.

    1. Look what $500k buys in Sydney (not even a 1 Bed Studio on Lower North Shore or Eastern Suburbs)
    2. Look what $500k buys in Brisbane - 3 Bed Townhouse in Ascot

    I am not sure if it is too long but for example: 1 house in Wishart 4122, bought in 2014 for ~500K, now ranging from 700K-750K.

    Not sure this matters when looking from purely an investment point of view? I think what actually matters is which of those two properties will have better capital growth %? Assuming you're investing for capital growth that is.

    Every state has had some CG occurring not consistently or uniformly and sometimes even a negative number, just look at the chart, there are upswings, few downturns, and so on.
    So it depends what success stories you are looking for short-term or LONG-TERM? If you buy in inner or middle rings with some good land component and you have time on your side for CG, that's just one success story (that's mine!).
    Look at numbers and figures and see how 1000sqm average block was in QLD in 1998, down to 400sqm now to probably 150sqm in another 20 years or so.
    So IMHO, it is land that has been my success story in BRI (land appreciates buildings depreciate - general overview). I could not afford to buy land only, as you would need huge Capital so instead I buy a house on land and then wait for many years (can add renovation or redevelopment to further magnify your gains whether equity or cashflow).
    This is very general high level explanation om my success (@kierank I feel you have left me out...? :().

    I cannot believe it, how did you know?
    Honestly we had a virtual dinner with friends just recently and I told my spouse common let's have that Penfolds Grange 1995, it was quite nice!:D
