    Much like @devank we have had a very positive experience with @D.T. and his interstate buyers service. Here's what he's done for us:
    Checked out a couple of properties for us in our target areas. Even kept his eyes peeled for us with new properties coming on the market in our target areas.

    Organized to inspect properties within a few hours of us contacting him with the details. Gave us a thorough run down of his thoughts on the properties he inspected and the areas they were in.

    He even gave us an idea of what was happening on the ground with numbers at inspections and what was going on at the 'micro' market level.

    He 'Sussed out' the existing tenant in one of the properties which we are now unconditional on and gave us his appraisal on the rent they are paying compared to market rent for the area and that they were definitely 'keeper' tenants.

    On top of all this, it's the little things that have very much impressed me about David. Highly motivated, an investor himself, highly organised, easy to communicate with. Answers my emails at 10pm! I know there are things I have forgotten but these are the ones that come to mind.

    Really looking forward to having David as our new guru Property Manager!

    Look forward to seeing what you've purchased. Interstate activity in Adelaide is rising consistently - it's positive to see people using innovative options to help with their property research (remote based inspections etc).

    Ok @Santaslayer here are the number on our latest Salisbury North property...
    Purchase price $305,000
    Rent $340
    Yield after tax 7.58%
    Lots of good depreciation in there makes this one our best performer to date.

    It is small, less than 400sqm where you can get another more than 700sqm for a bit more.

    A very subpar property - I'd be very careful with security like this, as they will perpetually suffer from poor valuations due to inferior house size, land size and build materials. In property selection its best to never be out of the norm, lest you can damage your ability to draw from your value long term.

    Hi,
    Not trying to be a sarcastic or anything, but I'm monitoring the Adelaide market:
    Isn't it (340 x 52) / 305,000 = 5.8%

    Salisbury North sounds like a perfect fit for my strategy as well.
