Trying.:)...US property works well if you can keep long term tenants, otherwise you have around $2000 bill getting the property rent ready again.

Carpet, painting the larger ticket items, rarely get away with less than 2k

Rent ready standard is different in US to OZ

The only saving grace is around 80% are renters so most stay on from my experience. I have had some tenants since 2011

Thanks. Is it due to regulation, or is there just an expectation that everything is in sparkly condition?

Wife and I just paid $700k in personal tax a few weeks back.
Could have been a deposit for a Sydney property.

Is that because of where you live? My MIL had bowel cancer and she was in, checked and operated on within a week. Public system.

I have to disagree with you, whilst you "can" get by without a second car, it can be a massive time impact, how much is your time worth?

Depends on the AC, my hot water sucks 2.5KW of power yet each of our aircon units (we have 5) at it's absolute max chilling ability (16 degrees) uses about 100 watts.

I will never agree with anyone who says not to get private health care, my life would be VERY different without it. If you never get a major sickness then yes you can save some pennies, if you choose to save those pennies then get a major issue, I can tell you now you will regret it.

I personally would have a colostomy bag for life if my health insurance didn't pay for an 8 hour complex surgery with my colorectal surgeon. Here is the thing that people don't understand. You get the same Doctors on public.... yes, you DO, you can have the same colorectal surgeon as I did, however the public health dollar which has to be spread amongst the many will buy you ONE hour of his time because there are 7 other people he has to operate on that day, complex procedures are whittled down to "best we can do to give them an okay life".

I don't have children so I can't comment on the education however I personally went to public schools my whole life and have had no major holdbacks from it.

    I love cake :).

    That's such a foreign concept.

In Australia everything we buy or rent has a trade off between price and quality:
Let's go with that joint down the street, it's 30pw cheaper even if the carpets are a bit worn.
Let's go with that joint up the street, it's worth paying an extra 50pw as the carpets are new.
I'll take the demonstrator car because it's cheaper.
I'll pay the extra for a new car because it's prettier.

This need not be true moving forward. Ask your plumber what was the cause of the blockage and take measures to ensure the same thing cannot occur again. If someone is flushing something down the loo that shouldn't be there, cease the behaviour. If tree roots are getting in, ask which tree is responsible and decide if the tree should stay or go.

He had a dodgy test result so GP, not realising we were private, referred him to a public specialist ... a month later we got a letter from the specialists office advising that they would contact us in 12 months to make an appointment ... so the appointment wasn't in 12 months - that was simply when the appointment would be made.

Needless to say we promptly got re-referred to private - got appointment and operated on in 3 weeks for numerous pre-cancerous polyps.

Newcastle - so major center - and I'd rather have it treated really early, with only a day or two off work/life, then caught to late.

It depends where you live and what you do. I accept that Lizzie needs a second car - living in the country. Of course you will need a car if you're a tradie, or such.

There are so many people that say they need a second (or even first) car, when they don't. They're often just lazy. What's wrong with a stay at home parent walking 15 mins to the shops? A CBD office worker getting 60 mins of exercise each day walking to and from the bus/train/tram stop?

We'd be a lot slimmer and healthier if we walked more.

Car's are expensive. Using taxi's, Uber and hire cars occasionally can be a good option for many.

Are you saying that AC is cheap?

    Not having it costs nothing.

Private vs public is a political and personal choice. I have private because it's cheaper on my income. I'd rather be treated in a public hospital.

Many moons ago I had a renal condition and surgery. It was the first surgery of it's type in the world. Done at a public hospital - a teaching hospital. I'd much rather go somewhere people are teaching and learning. My doctor goes to school and my dentist goes to school. Not sure about the vet.

    That's not true.

I went to public and private schools and HECS university. No complaints. Maybe there are areas, like where Lizzie lives that provide terrible public education. I suspect she is just ill informed.

I pay for my Nieces education at a private secondary school. I have no idea if it is better than the govt school.

    Tiramisu is good.

?? - methinks you live a pretty secular life in a cosy location

The point of this thread is more about how a mere couple of essential bills can wipe out an entire healthy pay ... goodness knows how a pensioner on $700/fnt manages but they do ... and to reinforce that cashflow is important
