An Occupational Therapist wanting to build SDA homes or SIL

    Hello, I am an OT!
    But I am also an avid property enthusiast.
    I am super interested in SDA and SIL dwellings (currently I help participants secure funding for both). I am a Major mods assessor so have a bit of knowledge on design standards and what participants on the scheme need in a home environment. Plus I love design.
    Is it possible to engage a private builder, build a home then sell it as an SDA or SIL (depending on the category) to an operator who acts as the LL? Or if I built it, would I need to remain as the LL moving forward. Also is there good demand for SDA properties still? I know the wait lists are huge but is it common practice for SDA properties to be sold on the private market by small developers?
    Thanks so much for any advice, this side of it is entirely new to me!

    Hi.
    The SDA provider must either own or lease the property.
    If you were to build one and engage a provider and get tenants and then sell you get best sale price. We NDISP have been offered 7 percent net return cap rates on ours.

    Also Yellow Card Helpers Yellow Card Builders does a heap of home.mods. all at good prices with guys who have been doing nothing but NDISP home mods for 3 years

    Do I need a DA for SDA home?
    Did anybody build an SDA home in CR1 zone?

    It depends on DA. A lot of times no.
    Yes we have clients building in Character zones. Character zone doesn't trigger DA for SDA house.

    Thanks RPI, appreciated. I dropped you a private message. Hoping you can help me to assess how can I know for sure. It’s lovely plot but existing house (NOT heritage) May pose an issue. appreciate your thoughts

    Does this mean if I have an existing 4bedroom, 2 bathroom home, I can engage Yellow Card Helpers to modify my home to be NDISP compliant?
    How do I go about it?
    Where do I find clients who would want to lease the property?

    Hi Jane.

    That sort of place, would only be suitable for one resident, unless there is space to put extra bathrooms in.

    Also needs to have 2016 or later final build date.
