Amalgamating adjacent sites with different FSR.

    Hi,

    I own a site that has an FSR of 1.1:1 while my neighbor's site is 1.3:1.

    If we were to amalgamate our sites for development purpose what would be the resultant FSR?

    Both are R4.

    Is there a general guideline around this situation or it is dealt case by case by the council?

    Property is in Inner west sydney.

    LIkely case by case but it does depend on whether you intend to use the higher or lower number...do you need to use the extra FSR to make the development work? Its surprising how often I think we will max out our FSR only to realise we end up with designs well below it to comply with private open space or carparking restrictions.
