    What do people think of airds and the campbelltown area in general?

    There's some very cheap ex housing commission places for sale atm.

    The properties I've listed are very cheap compared to everything eles around it. What has you looking in this area? Is it the cheaper price point?

    It's basically housing comission area.
    A few places have been knocked down and land sold off which now have newer houses.
    IMO better opportunities out there, many in 2560.

    I don't know what Airds is like right now, but it used to make Mount Druitt feel like a posh suburb.

    Claymore was the baddest of them all (probably worse than Willmot) but I think its undergoing renewal. Will be unrecognisable once done.

    They have knocked down many of those gov owned townhouses and sold the land off all around 2560 postcode. Many very small blocks under 400m2 where LEP was min 500.
    Still quite a few housos and eventually they will all be sold off.
    Nowadays they give housos get rent assistence instead. So they get spread out which was the gov plan from way back.

    I think they get spread out all across the Campbelltown suburbs. Any idea which ones are carrying more of the burden gong forward?

    They give them rent money and it's up to them to find accomodation.
    The burden is shifted to the private owners and the PMs who deal with them.

    Problems can be with large familes, so a 4 or 5 br house will be what they're looking for.
    Occasionally they will have extended family members (often from NZ and islands) coming over and living there too. Sometimes living in the garage.

    I think the main reason why Airds have not gentrified as much as Mt Druitt is simply because there is not enough investment and money pouring into the area. The transformation between Airds vs Mt Druitt/St Marys is like night and day difference and so is the amount of money going into those suburbds.

    While Airds is not the nicest place to live those who invested there made a lot of growth.
    Acoording to the "data" which is published 10yr growth is 2.95%.
    This is BS and that's why local knowledge is needed instead of relying on people looking at a desktop like BAs and magazine experts.
    When you see what's happening in front of you can see what and how the numbers are skewed
    Many properties sold there 10-15 yrs ago for peanuts.

    I just don't think now is the time unless you have specific advantages and a 20yr plan

    Side question for those in the know...in general, is Minto considered 'better' than St Andrews and Eagle Vale?

    No mate.st Andrews and eagle Vale are both better than Minto.minto has alot of housing commission.st Andrews and eagle Vale are much nicer areas,with working class people.

    Those houses you highlighted were auctioned straight from the H/C. Some of them need a good bit of work. Airds is unrecognizable to what it was 30 years ago when I lived in Campbelltown. Lots of the old homes knocked over now.

    Yes I know this. What do you think of this area long term? It's a good entry price for sydney.

    Agree, the only exception is the back part of Minto whihch is unofiicially called Minto heights with 5 acre block and big houses.

    Drove past a couple days ago just to have a look. Still some old pockets left but way better than it used to be.
    They're doing the same at Ambarvale too.

    Good ol' Min-O! I remember the shopping centre was very scary at times.

    Difference is that half of Ambarvale was always private.

    Yep. It's the section that borders with Rosemeadow near the school that has been in part dozed down and the process is continuing.

    Haven't been to the 'new' one. Does it still have the same rep? Would you risk life and limb picking up a carton of milk? It 'looks' ok to me.

    I'm a tough ol' girl, and remember going there a lot. There's a sports centre just down the street, and at times they used to use that for some of our skating competitions. Prior to that in my 20's I used to live in Campbelltown & had friends that lived out that way, so although it was a rough area, it just didn't phase me. I'd keep my head down, & not engage in the natives.

    Looking at the photos, the outside doesn't look all that different, so I'd guess they've just cleaned it up a bit & not a lot has changed. The surrounding houses, however, are all new. From memory they bulldozed a good part of Minto & sold it all off as new H&L a long time ago now, so the atmosphere of the area will be completely different.
