    v nice- used airbnb for first time last week- got house at springbrook for 3 nites- the place was nicer and cheaper than other means. V much on airbnb bandwagon...

    My wife and I are huge advocates of AirBnB. We spent our wedding night in a luxury city apartment which although wasn't cheap, was far nicer than the Stamford Plaza/Hilton options for the same price. We also used AirBnB on our honeymoon (Paris) which was fantastic value as well.

    I've had honeymooners stay at a place I run too (I think they were French). Makes me feel amazed people would choose to stay at my place for their honeymoon. Left me a huge bunch of flowers too.

    I know some people don't have good stays at some listings, but if you look at the reviews you can usually be fine. 4.5 star or better and you should be fine. Less than 4.5 and there will probably be something not up to scratch.

    As an owner, I tend to accept all booking requests except if they dont fit my calendar well (I dont like leaving gaps between bookings) and i've been picky for guests for new years. Also if two or more requests come in for the same dates at roughly the same time, I go for the longer stay, the one that fits my calendar better or the one with more guests (as I have a extra charge for more than 2 guests).
    I have to say though, i've stayed at peoples places for similar prices to a hostel but they have been such a better experience (own private bedroom, clean, spacious, own bathrooms (half the time), great hosts, sometimes breakfast included too.... just excellent.

    Started in Dec 2014. Started a second one in Sept 2015, and that was unavailable for a month due to some building repairs.

    Just did the maths, works out to be $750 per week per property ($1500 a week over the 2 properties) and I hadnt even tried hard on the second, could have picked up an extra $100-$150 a week on that with little effort. Summer is coming up too and I should be able to do well there.

    This equals an extra $500 a week ($100 per weekday) over normal rentals for me... pity there are taxes but yay for income. :)

    Include the CG i've also experienced in this time too.... what a great return.

    Whenever I've looked at AirBnB it's around the price of a cheap hotel. I guess it's good if you're a family travelling and want to cook your own meals.

    Is that profit, or revenue?

    I have almost $200k in revenue for my apartment in the last 3 years, but the outgoings (including interest) are around $170K. Many of these are applicable to a standard rental as well, but there are some costly extras involved. I paid almost $10k for cleaning last financial year alone!

    Revenue. I think my cleaning cost is nowhere as much as yours was though.

    I'm looking at Airbnb insurance with NRMA. They have a 'pay as you rent" , six months or twelve months policies. What do you do? The 'pay as you rent option sounds attractive, though with a little work involved each time you take a booking.

    does anyone know with qld / nsw whats the go with properties with body corp, are you aloud to do airbnb as the owner? is body corp aloud to put restrictions on it?
