    when i go to options on airbnb it says cleaning charge is for every booking, where can i add a extra fees if guests make a mess.

    I totally agree with this. We had two properties on airbnb, one was smaller (and cheaper) and our guests in the cheaper one were far worse (and surprisingly we got way more 4 stars for value for the cheaper one than the more expensive one... tends to attract cheapskates :))

    All is going quite well.... just a small complaint on my side.
    I like longer stays and set a 4 night minimum in my calendar.
    I had a 8 night gap in my calendar.
    I just got a booking (instant book) that took the middle 4 nights of those 8 consecutive nights so I have 2 night gaps on both sides. :(

    Fwiw I don't try to take 1 night bookings; if it's 2 nights I should try to fill them though.

    I wonder if I should take myself off instant book.....

    I'm curious about this too. Anecdotally, people are telling me that it nets a lot more bookings overall, but it does sometimes cause some issues with less than convenient bookings...

    Instant Book and Flexible cancellation I think nets a heap more bookings. I often look at our competitors (including their calendars) and we are generally much more booked up with IB/ cancellation policy really being the only differences.

    Don't worry. Competing motels and hotels will quite happily take inconvenient bookings. It's all convenient profit.

    I know this was a while ago now, but @Elives, if you have any problems in future, contact airbnb. I had one guest who I thought was going to be a bit of a problem - fortunately, they weren't - and I contacted airbnb through help, and a customer service rep phoned me from the US in under a minute and they were super helpful.

    Any scenario you can imagine, they've almost certainly encountered it before, and probably have some good advice for you.
