Airbnb furniture

    Hi all,


    i'm at the stage where i'm almost finished renovating my ppor and now getting ready to buy furniture for the property (3bed queenslander/workers cottage)

    my questions is should i for the bedrooms do this

    main bedrom queen
    2nd bedroom 2x king singles (like in hotels)
    3rd smaller bedroom 1x king single / double.

    or

    main bedroom queen
    2nd bedroom queen
    3rd smaller bedroom 1x king single / double

    also with the sofa should i purchase one that is a fold out bed or is there already enough beds for this property? i'm not looking to attract party groups. not that i can help it.


    thoughts from other airbnb hosts? what did you do with your layouts? what works best?
    any other suggestions whilst about furniture relating to airbnb?

    any suggestions would be greatly appreciated. Cheers Elives

    I think it really depends on what sort of guest you are aiming for. Is it families with kids? Younger kids or older ones? Adult groups?

    i dont really have a target group? this will be my first airbnb property so not really sure. the property is 6km from brisbane cbd it is on a main road which is a con. but very well located to everything

    train 4min walk
    coles 1min walk
    bars & restaurants 4min walk
    $13 uber to cbd.

    i just wasn't to sure of the best way to set up beds. so thought i'd post and get other airbnb hosts opinions

    We have furnished one and had some professional guidance on it.

    We went 2 x queen beds and two single bunks in the third - with a sofa bed in the sunroom.

    Just about all furniture is second hand but upmarket.

    IIRC your house is near Chermside hospital?

    Maybe ask at the hospitals what typical family groups come to Brisbane from the country and stay with their family member, then list with the hospitals' accommodation team.

    I had an airbnb in sydney (three bedroom slept 8) and you should definitely put a fold out lounge in, i got a lot of church groups... monks teaching meditation/american missionary students , ie 8 singles, and these were BY FAR the best tenants and will become regulars, While they will share rooms/beds they will obviously pick a place where they don't have to if its available.

    is there an actual "accomoodation team? and what is "IIRC" stand for? the property is in alderley so idk if it's worth it.

    Sorry, I recall reading about someone renovating an old queenslander on Hamilton Rd which would be good for servicing the hospitals nearby.
    Re accommodation for country families..... there were social workers who could direct patients or their relatives to various services associated with their care. I don't know if they are still called social workers.

    I don't know Brisbane or your area.. my suggestion is to look at the air BNBs in your area that have a high occupancy rate and see what furniture they have.

    I would recommend 3 queen beds in each of the bedrooms and a queen sofa bed (if you can fit it). Even if the third room is a bit squishy if it fits with a bedside table on one side this should be fine.

    The reason for this is management of sheets otherwise would be horrendous- always looking for the king sheet set and accidentally putting them on the queen etc- sheets are bad enough as they are without further complicating things :)

    +1 can confirm different sheet sets are a pain. I switched out all my double sized stuff so it wouldn't get mixed in with my queen sets.
