    Tell the agent to pass on your details to the vendor, tell him to contact you when the agents contract expires - he'll save on the fees then.

    It depends on the wording of the agency agreement between the vendor and the agent. In Perth, the stanard agency agreement covers this and the angent would be entitled to a comission is the OP is the ultimate purchaser.

    If the agent was the introduction for the property then they may have a right to claim commission on the sale.

    Just trying to pull the agents leg, but I don't think he would be too keen anyway.

    Another option would be to suggest the agent lower their commission. I negotiated two deals in a row where the vendor's agent lowered their commission to get the deal through. :)

    You could also burn any rapport built with the REA.

    Thanks for the feedback. Made clear to the agent that we are not meeting vendors expectations but happy to discuss if he changes his mind. Still waiting the agents' response. As mentioned the vendor is stubborn and looks like REA has to work hard with them.
