Agent not selling because I am an investor

    Hi All,

    I asked certain details about a block in which i was interested in Victoria. The agent, after taking all details from me said that he cannot sell to me because I am an investor.

    On asking more details, he said he is concerned about the reputation of the estate and will not sell to me because people like me develop and just sit on houses and it decreases opportunities for home buyers.

    Is that possible?

    Call the office, speak to the sales manager/principal, and ask if their client would be happy with not selling due to the agent's personal views on property investors. See what he/she says.

    The old ask for the principal, I've done this twice recently and both times they were the principal. Nearly fell off my chair when I heard them say it.
    Both were doing what I'm sure wasn't legal or inside of the rules - good thing they worked for larger companies/franchises, so quick call to head office sorts that out.

    That's interesting... i met sales person in one of the estate last year. He said the estate is better as they mainly sell to home owners, hence less cheap builds. I never expect them to actually NOT selling to investors though.

    It could be an instruction from the vendor - I've seen it happen.

    Just gotta learn to play your cards right.

    a little lie never hurt anyone

    go back and say you want to live there; or get your wife / family member to put in a bid and then when it comes to signing just turn up ;-)

    This real estate agent sounds like an imposter.

    You might consider checking his credentials...

    Some developers try to restrict sales to investors as OO have more pride in their homes and keep garden looking nice. It helps them sell the estate over several years when it's still looking good.

    Offer him considerably more than its worth or highest offer and see then he change their tune

    I am only Interested as I work for one of the volume residential builders in Melbourne in the south east, and have not heard of any land sales agents treating investors differently

    Nothing new about that - I have received an offer of $x which is below asking, there's very little interest atm (no mention of your offer). How about we negotiate with this bod etc (oh they happen to have a vested interest in not selling to you but to a relative).
