Agent (auctioneer) selling own home – tactics? VIC

    Hey there, looking for advice on this situation/if it changes anything. Contract isn't available yet, but through some quick online DD, I've discovered that vendor = agent (not disclosed to us – know there's no legal requirement).

    The property is scheduled to go to auction in 3 weeks time. In terms of pre-auction offers, is there any use doing this? Obviously there's no vendor to negotiate through, but assume an auctioneer would probably prefer to auction his own home given the current ridiculous market!?

    Quoted range is 1.25–1.3 and can probably offer up to 1.55.

    What would you do in our shoes? Wait til auction?

    I'd wait for the auction. You are dealing someone who knows the game, but maybe ask if he chooses to sell prior to auction, you'd like to have an opportunity to make an offer.

    People other think these things way too much. Ask him if he would like to sell prior, if he says yes make an offer at a level YOU want to. If they say no wait until auction.

    You don’t know if you don’t ask.

    In nsw an agent must disclose their interest, is it the same in Vic?
