Advice on areas in Bell Park (Geelong)

Hey everyone

I have viewed a property this morning in Bell Park and the numbers stack up. This will be a second IP for us and looking to buy and hold. As I was only able to see this property virtually due to COVID, I have asked a local to inspect it. He commented that is in the rough area of Bell Park.

Hoping if anyone that knows Bell Park or Geelong well, may also like to comment.

It is near Cowes Creek off Matilda Crescent and basically closer to Norlane between Thompson Road and Nicholson Crescent. I know Norlane is seen as a little bit rougher from friends that invest up that way. I would be keen for any local / investment insights you could offer though in relation to the location I have mentioned.

Not familiar with the area but suggest try microburbs website to research public housing, demographics etc of the particular streets you are considering.
