New in Prop. Investment - seeking your expert advice.
My block is 4sqm less than the required land area for dual occupancy in Canberra.
Spoken with planning - it's not allowed as not in the zone as well as 4sm less. However the property is in the main street, my desire is to build town houses/dual occupancies so my aged parents can live now and in year's I could sell one. I think it's a reasonable ask .

Could you buy a thin strip of land from a neighbour?

A friend of mine was short by a few square metres, so bought back a corner of her land that previous owners (many years back) had given or sold to the neighbour so a tree became part of their land (or something like that).

That allowed her enough square metres to be able to split her block.
