Hoping for some advice, and I have searched around and cannot find anything that comes close to my situation.

I have recently given my property manager 28 days notice of termination, as we are now out of our contract period. My current tenants are moving out as well, and when they vacate there will be 14 days remaining on my notice period with the property manager. I have advised the property manager that they are not to readvertise, and not to re-lease the property.

I am going to self-manage the property moving forward, however, my question is, can I advertise my property for rent whilst there is still time remaining on the notice period with the property manager? I don't intend to show the property, simply advertise it. Will I be in breach of the agreement?

My agreement with the manager is a standard WA 'exclusive management agreement'. It is not 100% clear on this scenario, so any information would be great.

I'd just put the ad up and get some enquiries in at least. If you have keys, start showing them through as well.

Definitely start to advertise it and take name and numbers and organise an inspection the day after the termination period ends so you can try and mitigate your rent loss
