Advertise 6 month lease

    We thought we could get access to our property in Northern NSW, but we live in Brisbane and that is looking very unlikely until next year. We would like to advertise it for a 6 month lease - are there any issues we need to think about? I would not want potential renters being stuffed around thinking there might be an extension.

    I guess we are hoping there is someone on the otherside of our coin, who might be interested in a place until Qld/NSW reopen borders.

    Quite possibly. As you say, there are surely others facing the opposite problem.

    I wouldn't think (from a potential tenants point of view) there would be an issue.
    Just make sure its made very clear in the opening of the advertisment so as not to be wasting anyones time.

    A below market rent may help too. Ive seen this before in other properties offered on short term only leases (often due to revelopment plans).

    We have rented a few on 3 to 6 month leases for various reasons, Depending on the market, we usually offer a below market rent and are really clear as above that the lease likely won't continue after the fixed period ends, or otherwise we may look to re-negotiate on the rent if the tenancy becomes long term.

    One thing to look at is the notice period if the lease does move to periodic after the initial fixed term as in NSW this is 90 days, you would want to negotiate something shorter upfront.
