NSW Adjoining properties, smaller one sold for more

    If I was a professional single/couple, I would pay more of the one with the batroom and toilet downstairs.

    I wouldn't want all of my cronies going into my bedroom on their way to the toilet.

    Doesn't look like anyone needs to to through or into a bedroom to use the bathroom (unless I need new glasses). :)

    For me, I couldn't work in that shotgun kitchen. So I would choose 29a regardless of price difference. Downside is having to go downstairs to the bathroom.

    Bathroom in 29a is very close to the kitchen too. I guess anyone looking at this style of house would be used to having to work within a tiny footprint.

    Each is compromised in some way.

    You do need glasses :D. What I wrote was:
    That is, I don’t want them sidetracking and stickybeaking in my bedroom (out-of-sight) on their way to or from the bathroom/toilet while I am downstairs entertaining all the others.

    I'd buy 29a of the 2. I wouldn't be happy with the kitchen of 29.

    In 29, both bedrooms are very small. And 29 has neighbours on both sides.

    I was sent an email today and anyone who thinks those two houses are small with a tiny footprint should take a look at this Welsh tiny house.

    Agree with you all. If I were a professional single/couple, which is very likely the case, 29a would be the winner. Main takeaway being that more bedrooms is not always better?

    If that’s a work from home single or couples, the 2nd bed is used as study anyway, so one is more appealing to them

    The bedrooms in 29 are way too small. 2.4 x 2.6 and 3.2 x 2.3 scarcely gives room for a queen bed in either. Clearly the upstairs space has been compromised to fit in the bathroom.

    What's with the outdoor pathway beside the kitchen in one of them? What a waste of living space, unless it is classed as "storage"?

    yeah. I do think it could be better designed instead of letting that pathway eat into the kitchen's width.

    Sometimes it is the old dunny lane if the place doesn't have a back lane and will often branch out at the back to service 3 or 4 properties.

    It seems to me the pair of properties were originally one house that has been split down the middle. You can see in the front door openings etc that one side is not quite right.


    For me I want a toilet on the first floor. Navigating those stairs at 2am for a "pit stop" could be more lethal than Covid.

    As I thought.

    @Mark F remember when the dunny was outside and we each had a potty in the bedroom.

    The downstairs bath/toilet splits up the "flow" and reminds me of an RV, bus or big caravan. On the other hand, the large space upstairs for bedroom/study is nice.
