    So I'm reading this months API magazine (Oct 15) and its got a stats section in the back which has some stats worth discussing.

    Auction clearance rate:
    Adel 58.6%
    Bris 51.3%

    Average days on market:
    Adel 102 (down 5.6%)
    Bris 104 (up 18.2%)

    Rental vacancy rate:
    Adel 1.9%
    Bris 2.5%

    Adel top 5 suburbs for quarter growth
    Blackwood 47.6%
    Wallaroo 45.5%
    Redwood Park 37.1%
    Virginia 33.9%
    Crafers West 31.9%

    Bris top 5 suburbs for quarter growth
    Mornington 33.9%
    Pie Creek 26.4%
    Ayr 25.4%
    Stafford Hts 21.8%
    Kilkivan 21.1%

    Yes DT

    It shows that Adelaide has gone up more than Brisbane .....

    So I'm happy to be buying in Brisbane now .....:rolleyes:

    Place I've bought most has a vacancy rate < 1 %

    On the ground I'm not seeing days on the market anything like that and now I'm seeing the properties that have been on the market for a few months , selling in last couple of months

    lol, suggest any interstate parties check the locale of those "top 5 growth suburbs" for Adelaide. Very deceptive. Probably a huge price jump due to a low number of sales, they are all outer suburbs/rural (may be the same for Brisbane though). Wallaroo isn't a suburb of Adelaide.

    Auction clearance rates are not worth comparing in either city due to low numbers.

    Rental vacancy rate is interesting, but probably more so a result of the level of apartment construction finishing in Brisbane?

    I would suggest the BN days on market figure is BS
    Edit or more correctly what has happened not what is happening

    The best thing about this thread DT is it MAY keep Brisbane out of the Adelaide threads . Not that there's been any need to keep Adelaide out of Brisbane threads ....;) ;)

    I didn't know as areas such pie Creek, Kilkivan etc were in brisbane...
    A useful comparisson may be bcc vs Adelaide cc.

    Brisbane is the only city that has a massive whole council like that so none of the others would be able to compare.

    Yeah , same goes for a couple of the SA places. Not sure why they do that

    Melbourne is closer to Brisbane than Mornington (1600kms vs 1800kms).

    In my view, Brisbane's proximity to Asia is going to be a huge factor this generation. Cairns also, for that matter.

    And the time on market is more than double any of the areas in Brisbane that I have properties, or am watching.

    Something I learned from the last thread- I couldn't care less where anyone else invests. If it works for me, good. No need to justify to anyone else.

    Either way I'm hoping both of these underperformers run hard, they are both looking undervalued compared with the other capital cities
