    It would be cool to know the reserve versus the sold price rather than the indicative from the marketing. It is an excellent part of town, next to beach, so maybe the 1.84 is understandable and 1 was always too low.

    The whole of postcode 5008 has become much more desirable, and perhaps always should have been. I have faith (and a vested interest :) ) in postcode 5008.

    3 bed + 1 bath- a lot of money for that house. The design is certainly different. A good location

    It’s not hard to see why! Wide streets, character homes, cafe strip, 10min to town and 10 to the beach. Train line and only 2 stops to the city.

    Let's see if this rising tide lifts all ships. C'mon Elizabeth!
    Though I'd prefer rents to increase rather than prices, but at least they've have very modest gains.

    According to SQM House prices in Parafield Gardens are down 7% for the rolling quarter. Units are down 15.1%.

    I assume this is just normalisation, as more stock hits the market and buyers do not have to fight - as predicted by the experts.

    How much longer do you think the falls will continue for? Is there more stock flooding the market?

    Very low rental vacancy in Parafield Gardens. 52 for sale and only 7 for rent. Rents in the northern suburbs are all increasing because the vacancy rate is <1%. Instead of quarter on quarter growth I prefer looking at yearly growth, which is 4.55%.

    This table is from my leasing software, first number is days on market (we always list a week before property is ready) and 2nd number is number of enquiries we've had. The first 2 are now rented, just by showing the shortlisted/strongest applicants through.

    Wow, lots of applicants. I've got 2 up for lease right now, (outer Sth and inner South) have put up rent $20pw for both, will see how it goes, feedback from my agent based Sth also similar story.

    I had one i appraised at 425pw in mid December, re-appraised same property in late January at 440

    Yes , its all over. Had a million applications for a Salisbury property (but have to consider noise to signal ratio if you know what i mean). And a Mawson Lakes one i rented unseen (did virtual reality tour for them).

    If they tell the market a price, reserve has to be within 10% of that, so the reserve was $1.1m. $1.3m I would have understood. $1.8m... I feel I’m missing something. Anyway, good location!
