    So you think the inner areas which are already up 15-20% in the last two years have much more steam in this cycle? Or when you say 'inner' do you mean middle ring where the growth has been more subdued so far?

    What do you think is inner ring in Adelaide? Your definition might be different to us Eastern staters...inner ring to me is 1-11 klms...middle is 10-23klm.....and anything more is outer....this is based on Adelaide.

    Do you know you can get houses under 10klms for less than 370k in Adelaide??

    They are getting rarer but I guess the market has to move sometime. I’ve been looking in the south western suburbs like Ascot Park, Park Holme, Edwardstown, Clovelly Park etc. and it’s almost impossible to find any freestanding house with a decent block for less than 400k. The median is around 450k. The north western suburbs around Grand Junction Road are still easily sub 400k and you can still get some houses North (Enfield, Clearview) for sub 400 as well. I’d say inner ring is 1-10km for Adelaide (10km would be stretching it). Middle ring would be 10-20km and anything further than that is outer suburbs.

    Agree...negotiating on Northeastern side for under 300k.

    The real opportunity is some of the split blocks with 300-500sqm with a decent house on it. Some as low as low 3s.

    Just put offers on 2 places....both within 15 klms.......fingers crossed they get up....you are correct...sub 400s is getting difficult within 8-10 klms.

    Also....stamps are a killer in Adelaide.....

    The 7 klm was a no go....they accepted the 10klm one....having someone look through tomorrow...

    inner ring to me is 1-5km outside the CBD. the "Green belt".

    i have been looking in these areas for the past 18 months for a PPOR, stuff sells quick. character home on a decent block in the 2-3mill range dont last on the market for very long.

    Update. Attended the auction today morning. Sold for $650K.

    That's a very solid result, 1) considering the state the house was in and the work needed to bring it up to scratch, 2) It's tenanted till end Mar 2016, 3) Tenants have been living there for the past 5 years and only paying $390/week rent and have kept the house in a poor state, 4) It's a weekday morning auction + school holidays

    Wining bidder were a young Asian couple.

    BB, where do you get this data from? The differential is at its highest right now, surely it's plateauing now. Do you have charts for other cities vs Sydney?

    Pretty much selling for land value. The house didn't even look bad in the photos, but photos can be deceptive.

    Time for Sydney investors to sell up & pile into Adelaide from a long term cycle perspective?

    Data is from Residex, they used to publish it all the historical data on their website, but was removed and now only provide the updates in individual blog updates, so takes some time to compile. What were you looking for a chart of?

    Usually houses on decent size blocks, preferably not backing onto main roads or train lines.
