    Second this, $600k + is the new standard for triplex sites this side of the city, (I did DD on one in Morphettville and (surprisingly) Clovelly Park recently, both went over $600 at Auction)

    Interesting, I just booked a heap of inspections for the weekend and every agent assumed I was from Sydney.Maybe nothing or a sign of things to follow, hopefully not until I've got a few more in Adelaide under the belt.

    I just want the market to hold at least another 4-6 months so we can buy our PPOR before the rise happens!

    What do people think of the Adelaide Hills? Bridgewater, Littlehampton, Mount Barker etc. Stirling is already too pricey for anything.

    Land Releases coming for Oakden, Woodforde, Lightsview and Littlehampton, most through Renewal SA.

    Hills for your new poor is a lifestyle decision really. Not my cup of tea personally.

    The infill developments though I have a lot of interest in. They're remarkable opportunities to get a new place within good distance of and for very reasonable prices.

    We're really interested in the Oakden and Woodforde releases, but doesn't look like either will be until the start of next year, which means a bit more waiting. Lightsview seems too pricey already, or too small (Especially with a German Shepherd :()

    Adelaide hills region is a great patch of earth - lots of nice towns, well developed green scenery (which is rare for SA).

    Certainly has the price tag to go with it, but bargains do come along occasionally.

    Good afternoon professional Adelaide investors

    I have been reading through these fantastic Adelaide threads which has whet my appetite to invest in the Elizabethan (and surrounding) suburbs, but also the southern suburbs. I was wondering if anyone could recommend some conveyancers and property managers to help purchase and rent out in those areas?

    In terms of property managers in the Elizabeth area, I have spoken to most of the agencies around the area but only really 'connected' with three of them, one at Connekt RE, one at RPMS Croydon and the property managaer from LJ Hooker who seemed knowledgeable and kind enough to give me a run down of the rental markets in Elizabeth and Salisbury areas.

    Does anyone have any recommendations from their experiences?

    I'm watching this with bated breath.

    For me, the fundamentals aren't there yet I will not be surprised if Adelaide is the dark horse in the coming few years..

    Already is the dark horse on the last stats I saw, was ahead of Brisbane and behind Sydney/Melb

    If the two fundamentals of unemployment and population growth occur Adelaide will boom, but if it does it can keep ticking along. So much potential, in so many pockets. Client showed me a screamer of a deal today, I hope he picks it up. Great suburb 10km from town $350k 800sqm should sell it self.

    I have lived in the Adelaide hills all my life,mainly Mount Barker,CG in Mt Barker is zero,too many new land releases with new builds,putting pressure on existing comparable stock.The consumer is spoilt for choice,although the rental market is a cracker.I do have a IP in Mt Barker,which can be cut into 3 Torrens Title blocks,if this wasn't the case,i wouldn't have bought it.
    Look at Strathalbyn for the next hotspot,the poorer cousin of some very expensive,tightly held towns within a 10-15 KM radius.

    I spoke to the sales people who are marketing Woodforde. Sales will commence only early to mid nexy year. Was surprised when they told me they aren't selling any land. All will be house + land.

    So I'm assuming that means I can't buy a 500sqm plot and go with a builder of my choice. If that's the case, I'll definitely not consider Woodforde.

    PS: looking at past development sites and sales profile of the developer, I'm quite sure plot sizes will be less than 500sqm.

    I too spoke to them and registered my interest, and when they called they didn't mention any of this to me! Interesting. I also enquired about blocks and sizes, although they didn't have a Master Plan yet so had no idea.

    Thanks for the information though, looks like that one might be out. Too long to wait as well.

    @jim1964 thanks for the information on the hills. We're looking there for a PPOR rather than an IP, but still a valuable insight.
