    i think a few of the guys on here use statesman homes...im in the process of building something and i can recommend who not to use (via pm until ive built).

    I reckon I've probably personally financed around 30 Statesman builds in the last 18 months alone - definitely coming to the top of the heap with regards to $/sqm and product quality.

    I've found them fairly reasonable to work with, and personally have used them previously for duplex construction before.

    As Jim1964 has touched on, I've also built with Weeks before, they have a bit of notoriety for bait and switch footing costs.

    Just saw the new electronic ETA signs ups before and on the expressway.

    Sign up going south, just over the Marion Road overpass. 11mins to the end (South Rd Noarlunga). I timed it and it was spot on. Also, a massive Bunnings just built South Rd & Seaford Rd just before the Victor Harbour turn off.

    Yep, which is not very far from the existing bunnings. They took up that spot purely so Masters wouldn't get it.

    Masters and Aldi are due to go next to Collanades in 2016. Lots of stuff going on ;)

    Note that I'm not interested the property itself, but rather its history. It looks like the owner retained their house and sliced off the back half as torrens title, and sold the back half for $95,000. The buyer of the back half, then cut in in side-to-side halves as community titles and built 2 units on the back and is selling those off separately. If they end up getting asking price both the original owner and the 2nd owner will probably pocket $100k each. Not bad for signing a few forms.

    Its on a busy main road, so I'm unsure how well they'll sell, but good on them in any case. Just goes to show there's opportunities everywhere ;)

    Were you there Jim? I was. I'm not a fan of the suburb. It's beach side yet there's no actual beach there, just rocks. The suburb is segregated off from others by geographic boundaries to the south and the (unused) desal plant to the north.

    The property itself was interesting though. Neighboring 2 places were the same size and both had 4 units on each. I suspect with this one you could rent the rent while building 1 unit, get it rented build a 2nd unit and get it rented before finally demolishing the house and building the last 2.

    Yea a handful of people. Good dev block but I'm not optimistic on the suburb.

    yeh probs not worth the premium / lower yield compared to neighboring burbs...like christies beach (tho i assume it at least has a beach)....there was a good one a few weeks ago at christies beach actually, asking 290 odd i think, medium density 30 metre frontage, cant find link tho :/

    Would have trouble calling it a beach. There's a rocky cliff with a path down to rocks and water.. No sand and not even nice rocks. Very average location.

    hats down that owner can torrens title and build 2 with a narrow access handle.
    The original lot seem 956m2, with 520m2 given to the hammer head.
    What is the min lot size and frontage in Onkaparinga council to allow multi-dwelling, say 3 community/strata titled?
    Does it need to be residential medium zoning to allow multi-dwelling?

    Thanks @D.T. Just obtained the 79 pages.
    The 60 Sherriffs is a Medium zoning which allowed construction of multi-dwelling.

    Does anyone know a price differential between a normal zoned and a Medium zoned land in Onkaparinga council?
