    I am a big fan of corner lots....you can sell off your backyard without people knowing o_O
    I believe there are few doing it in CB

    Hi, newbie at posting. I am looking for recommendations for any buyer agents. I am looking to invest in southern Adelaide, even bookmarked a few that I like but I am interstate. I have read suggestions on this forum but I have left 2 messages for 2 of them already but I guess they have enough buyers on their books already and are not returning calls? So any suggestion or recommendations are welcome... I am interstate so can't attend each open house myself.

    @Taku Ekanayake and @bob shovel bought in Adelaide using a BA and have written about it on the forums before, why not ask them about their experiences? Or alternatively @devank and @Magnet have previously made threads about buying here from interstate using local expertise. Perhaps speak to both types and find a method that suits you best.

    Hi @KB2017 if you have bought an IP before and you are confident in running the numbers etc I don't think you need a buyers agent. Basically I selected a few properties that worked well for my numbers. I decided on a suitable property manager from reading posts on property chat and seeing others recommendations. I approached @D.T. and asked if he would be our new property manager and assist us in choosing a suitable property from a rental perspective - after all, he's a local expect on the local rental property market. I narrowed down a property with David's help and then made an offer subject to building, pest and finance. Got the offer accepted after some negotiation. Engaged a recommended B & P inspector, checked the report and all good. Got my recommended local conveyancer to check over the contract. Finance was sorted at the same time and all went through without a real hitch. The process is easy, running the numbers and choosing the property is the most important & most difficult task. This task is made all the more simple with someone like @D.T. and you end up with a suitable and well managed property with his knowledge and experience of his local market. As a bonus he's a seasoned investor so he just 'gets it'. Hope all this helps.

    I hope they factored in the water mains extension for res 2 & 3, it doesn't run past that side of the block.

    150m2 for row dwelling in Policy area 40.

    At around $1000 PM you would hope so @Baker .The surveyor would/should have picked that up easily if they did their DD.

    hi, trying to run the sums on a potential development site in Christies Beach, can some-one assist with what rate m2 should I budget for in building costs for 3 x single storey group dwellings approx 140m2 3br or 2br+study?

    Hello does anyone know what the minimum frontage for subdivision is in onkaparinga council area? Not medium density.. thank you :)

    It's 9m if anyone's interested.. a while ago the lady at the council mentioned to me that later in the year there are some changes taking place that might make subdivision a little more difficult .. wouldn't say what though.
