    And as rates move up,and they are for investors,the squeeze point is said to be as low as 1% to cause this,pre APRA days.

    Developing in 'gentrifying' areas generally rewards those late to the game most - giving the greatest appreciation in value once the rest of the street has significant redevelopment. Ride it out.

    It will certainly be interesting, 5 new townhouses directly across the road, next door doing what looks like 2 on one builds ,things are mooooovin along nicely.

    Yes @Corey Batt ,totally agree.Development sites on corner blocks are moving like the sauce bottle at an Australia Day BBQ,as an example this one

    Back in the dim dark ages C1975, my father bought a house/land package at 69 Maturin Ave,Christies Beach.The road name is now Marnie for some unknown reason,the block at no 67 was used by all the surrounding neighbours as a dumping ground for bonfire night, jeezus, showing my age here now.I always remember Mum saying to Dad, we should buy the empty block next door for the future..they never did.

    What would you allow as the build cost for these per m2?

    We are looking for development opportunities but the build costs seem to wreck the feaso.

    This will depend on a number of factors,i am guessing you are talking Southern areas...?Development oppotunities by the bucket load, so to speak.You can keep them as sleepers.

    I built mine for about $1100 per sqm single storey.

    Some of them don't work out well on feaso right now, but you can keep them as rentals for a few years until they do.

    Interesting how you can fit 3 dwelling on a lot that is smaller than 500m2.
    It was probably a 800m2 corner lot to start with ( with about 300m2 vacant lot on the right probably sold off already)
