    This is the majority of people.. not many are financially literate! PC represents a small % of the population

    Very true. I have a number of real estate agents who send me clients when the buyers bank/broker cannot help and they want to try save the deal - in many cases we can. You do get some where we're left scratching our heads - people with no job, only 3-5k cash, bad debt/bankrupt and still thinking they can get a loan to buy a place for 300k+.

    Financial literacy is quite low in the general population - especially in understanding how finance works in regards to policies, equity and the way income is calculated.

    My other half was absolutely dumbfounded about how equity and pulling equity out of a property worked when I first explained it to her. That was a very frustrating conversation that one, considering she is a whole heap smarter then I

    so i went to adelaide for the first time, the weekend just gone and stayed in hackham west for 3 days (and nights). i thought the area was ok/in line with expectations. some heavy pockets of housing comission yes, but i didnt feel unsafe or anything. bit of a mix of bogans and what i would guess as first home owners.

    really like christies beach...nice beach, esplanade etc etc. reminded me of Wollongong without the high rises. before i went i would have said its not worth the extra 50k or whatever to get into christies beach...tho now it would be a tougher call for me. certainly a lot of development goin on!

    Yeah it's definitely worth the 50k premium. Did you spend much time driving around Christie Downs? What was Hackham West like in comparison to the low socioeconomic suburbs in Canberra?

    Edit- Nothing wrong with Christie Downs but if you have the extra $$$ I'd spend it in Christies Beach.

    Thought I'd post this since we just went unconditional so not spamming. But just sold my sub-div house, achieved $340k which I think is fantastic, 4 weeks on market and 6 time wasting offers. The thing I found good though was just the number of people at opens about about 4-5x what we were seeing when we sold next door earlier in the year, although it was an older house on a smaller block.

    All the usual nonsense

    put offer in -- accept -- disappear off the face of the earth, 3 times

    put offer in -- accept -- "oh actually I need to get my daughter through to look first, and she lives interstate and I have no idea when she will be down here" :rolleyes:

    put offer in -- spend a few days bartering on price, waste more time bartering on settlement -- accept on the friday, organise to sign contracts that arvo -- stop answering phones -- recieve sms saturday "oh my work situation isnt as solid as I thought so I'm withdrawing my offer"

    organise 3 private viewings for 1 person (which are a pain with 2 young kids in the house) because they cant make any of the opens and they have to bring their whole family through --- receive $20k lowball

    I actually started a thread back when this forum first sprang to life, didnt update it too much though.

    Ppor subdivision

    I did good with it though as apart from retaining, driveways and the actually build I did all the hard slog myself. Including all the subdiv side of things also, having an argument with a council storm water engineer when I had no idea what I was talking about was definitely a highlight. It was all pretty straight forward except a few minor kinks, onka is pretty easy going in the way of development. they love the infill.

    canberra doesnt really have too many low socioecenomic suburbs..one or 2 bad pockets in good suburbs..and the most bogan suburb, 'Charny', still has a median of 400k and its gettin better fast.. i would say HW is worse than that suburb tho..

    Did drive around christie downs but dont really know where one suburb ended and another started..i have one IP there, first time ive seen it, pretty please with it/the area, better than i thought.

    as an aside, spoke to one agent who said stock is moving pretty quickly, anything reasonably priced sells, and stock on market is 18% or something less than the same time last year.

    DT i did think about saying hello to you and Nemos over a deconstructed frappuccino but was very time poor. o_O

    We don't make up the figures. We do ask the subject to supply them and we get them to confirm all the numbers as correct before going to print. If they have valuations we'll use them, if not it will be based on agents estimates or the subject's estimates of value. The journo will ask them how they came up with their estimated values in the latter instance but, we don't commission valuations on the subjects properties – it would be a great way to go broke – and do rely on the info they supply.     I know that spot, heres a pic i got from the 70's just a few metres down from your photo.

    On your photo, I can easily see Gates Rd, but not sure about Cottage Lane ? Do you know what year Cottage Lane was built ? Still got a few big houses and blocks on it today...
