    The charts are usual a 12 month average , a trailing indicator , so you can get a 24 % jump in one month and that will only show up as a 2 % change ...

    You won't find anything in Adelaide's south for 150k. Anything worth purchasing is a minimum of 300k.

    There is a hill sort of in line from Marino across to Darlington. I think of anything south of that point as the southern suburbs. Anything before thst point is a higher price point.. but may also be called south / south west.

    Hi Sophie, I totally understand how distressing it can be for FHB watching the property prices rise while they are trying to get into the market. My tip is this: in the vast majority of Adelaide metropolitan suburbs the new Planning Code will allow for subdivision of properties that have an 18m frontage and 600 meters square of land. So, to avoid competition with developers (thus avoiding the higher prices) look for properties that are just under these parameters. Good luck.

    Does anyone have any migration data for Adelaide?
    The pandemic and subsequent move to working from home, has taken a fair chunk of the demand away from Sydney and Melbourne as places "needed to work in". So it'd be interesting to see if anyone is moving from any of the bigger states because now they can.

    It took a pandemic for interstate migration into Adelaide to exceed interstate migration out of Adelaide for the first time in 18yrs...... :eek:

    National, state and territory population, June 2020

    If you have a look back through these releases you'll see that on average South Australia's population increases by about 16,000 persons per year, the majority is from overseas migration into SA (not so much births minus deaths/ and obviously not interstate migration per the post above).
