    Hi @boganfromlogan !

    The fear of having an investment property with a tenant you can't evict who is failing to pay rent is real (I lost sleep over this early in he pandemic, although I am a lucky, all my tenants kept paying thank goodness).

    Investors with finance ready to go, however, would be smart to purchase early rather than waiting for the moratorium on evictions to end. I feel the risk is now extremely low, (with careful tenant selection of course!) vacancy statistics are showing the tightest rental market for the past 10 yrs (only 0.1% vacancies for postcode 5162) source: SQM Research - Property - Residential Vacancy Rates - 2000

    People that can't afford to live closer to the CBD. Young families that want access to decent schools and people who could afford to live in beachside suburbs further south but don't want to add 30 minutes each day to their commute.

    Why is the rent so low? I get that it's a bit dated inside, but that seems like it would be cheaper rent than an equivalent property in neighbouring (non-coastal) Christie Downs?

    Things heating up, my brother just told me his friend again got outbidded on a christie downs property.

    Basic 3x1, but had recent make over got $360k for it !

    Has been great fun doing new leasing and lease renewals in the southern areas with the market finally on our side.

    Not so much fun for buyers or renters, queues for either out to 100 people to get a viewing.

    No supply, 30-50 ppl come each inspection. Selling after 7 days. Hot market???

    Just witnessed a lot of people going to an inspection of a house in Park Holme. It wasn't like that at the end of 2019 when we bought our PPOR.

    We dont do home opens for our rentals, we ask for applications first and then show the short listed applicants through. Its been an excellent method that has worked really well for us, can go into more details later if desired.

    In opens that i've attended (ie looking to purchase on behalf of interstate buyers) there's been lots of people attended and Covid has definitely been a concern there.
