    Hey everyone,
    Brisbane based, 24, and nearing graduation. I'm keen on purchasing my first home. I've managed to save a small deposit and limited to my price range being around <$270,000. I've visited Adelaide once before and really like the place. The relaxed lifestyle, affordable housing and ease of getting around along with the beautiful beaches draws me. I don't mind the slower pace of the place. I'm wondering on what people think about purchasing a house around the Taperoo area and further down south around Christies Beach/Downs and Hackham area? Adelaide property market seems very steady, a bit like Brisbane imo. What are peoples views on the room for capital growth in the suburbs I have mentioned above? I am heading to Adelaide in two weeks time to get more of a feel for the area and check out a few suburbs. I obviously wouldn't move if I didn't have a job lined up. My two areas of interest are in Financial Planning and Real Estate. I understand job market is not great in SA, but how have others found it? When I visited last year and talked to local folks, I heard mixed responses ranging from why on earth would you move to Adelaide, its dead; while others said its at the bottom now and can really only improve.

    Is this a good buy in your opinion? 9 Kooringa Street TAPEROO

    @Quentin, do you have any particular requirements e.g. 3 bedroom, etc?
    If you would consider a unit or townhouse it would really open up your options in that price range.
    Are you looking for a long term home or something you can flip or turn into an investment within a few years?
    I would be leaning more toward Kilburn ahead of Taperoo, but it is further from the beaches if that is a big draw card.
    Taperoo has a lot of industrial works nearby, I'd be a bit worried about Adelaide Brighton Cement.
    Hackham is a bit rougher than the Christies.

    If I was looking to buy for myself (in that price range) I would be leaning toward something like these:

    12/7 Mooloola Way West Lakes Shore SA 5020 - Unit for Sale #128554830 - realestate.com.au
    30 Hawkesbury Avenue Kilburn SA 5084 - House for Sale #128548314 - realestate.com.au

    I have never really had trouble sourcing employment, if you want a job you will have no problem finding one.

    Ditto Kilburn, as suggested by the Baron.

    I'm only looking for a house, not a unit. I was leaning towards Taperoo due to the beach, I could walk there if I wanted to. Once thing I did notice last time I went up that way was the smell in the air. It was quite unpleasant. Maybe it is due to it being industrial or Adelaide Brighton? I am looking to call Adelaide home, however something that could be subdivided later on would be fantastic. I have been looking at Kilburn and Clearview too. Havent rulled them out. A bit closer to the water would be great though.

    East of Victoria Rd is all cement place, refinery, silo stuff, industrial in general. If wind blows a certain direction you smell it. Buy as far west of there as you can afford.

    North Haven, Largs Bay and Semaphore are all great spots along there. Higher price bracket though.

    Hi everyone, like Quentin, I'm looking to purchase an investment property in Adelaide. My budget due to the lending environment is $260k. Ideally I'd like a 3br place with some subdivision potential and good yield. I'm considering areas like Salisbury or Morphett Vale/Christie Downs etc. Between the general 2 geographic locations, which do you think is a better area to invest?

    IMO both are pretty similar... I would look at both and try and find the best possible property.

    As brady said, they're pretty similar. The limiting factor is going to be the budget - I'd focus more on finding something that has good tenant appeal and worry about suburb later.

    There are no plans to fix the employment problems across the north - none. Fair enough that they're spending heaps on new infrastructure but I can't see how its going to absorb the very large number of unemployed out there.

    Also, Marshall has said previously that tax cuts are his priority, not job creation. So the unemployed simply don't register on their radar.

    Has anyone seen the plans to develop $165 million worth of apartments at Port Adelaide? This is ridiculous - the existing apartments at New Port are under-occupied and selling for less than the cost - and now they want to compound the problem by developing state government land on all sides of the Port occupying pretty much all the waterfront.

    The Port will not "gentrify" by stacking more and more apartments there.

    Well there are many other things to fix apart from the north. The spend on infrastructure and the tax cuts would help stimulate the SA economy which could help bring the rest up with more jobs.

    I mean for 16 years Labor didn't do too much either on unemployment so yes let's see how Liberals can revitalise the state.

    What do the Adelaide experts think about Andrews Farm? Has it got capital growth chances? How is the tenant quality in there?

    I am looking to buy an IP as close to the $300k mark as possible with good rental yield. I was looking at Parafield Gardens, Para Hills and Salisbury in the last couple of weeks but am finding that I might be late to enter in that market.

    Are there any other Adelaide suburbs I should research on?

    I would pick any of the later mentioned suburbs over Andrews Farm, IMO not to late at all as long as you buy the right property.

    Thanks Brady. What about Modbury Heights? Also I can still get cheapish properties in Salisbury North/East but I have heard there are a lot of housing commissioning areas there so the tenant quality might be bad and capital growth can suffer.

    Would go Modbury over the other mentioned suburbs, pending property/price.
