    In the north around that price and land size, start N.E. suburbs Modbury and surounding. Im sure some of the more knowledgeable guys could give you an equivalencey on the opposite side of town.

    Let's hope that the punters are right and Labor is returned. All the investment in renewable energy will pay off for the state eventually.

    Hey guys, just wondering what the rules are like for granny flats in Adelaide?
    Particularly the morphette vale area? I'm asssuming that there is not much demand for gf in Adelaide?

    If you live in the house you can rent the flat, but not allowed to rent house and flat separately.

    They have good rental demand though.

    as DT noted legislation stops the house/granny flat combo which is common in some of the other states to try boost cash flow etc.

    A very important example of making sure you invest in appropriate property for the market you're looking into - otherwise you can be stuck holding dud stock.

    Thanks guys. I appreciate the feedback. Just wondering how would they actually enforce this?

    Dt what do you think a combined house and gf would rent out for in morphett valley? Obviously there wouldn't be a lot of variables mate but just a ball park figure. Would you think that a 3 2 2 house with a 2 bedroom granny flat wild achieve 500-550?

    Hey

    3x2 in MV rent for about 325 if old or 360 if new. Plus or minus depending on what features they have, what condition they're in, etc.

    Granny flats I have currently get about 225. But if rented to separate parties (as well as being illegal - I've heard of cases where they've had to refund tenant all the rent), this drastically reduces the rent on the main house because there's a bit of stigma in Adelaide about having someone live on the same block as you. You would also have to split water, electricity and gas and you have to wonder whether the increased time spent is worth the extra rent achieved.

    So if you had a property like you describe, I'd market it towards people who have mother in law or adult children who want to live together and could rent higher than normal house because you're fulfilling a niche need.

    Hey Dave,

    What’s the news on Christie’s beach/O’Sulllivan beach?
    Lot of experts ‘hot spotting’ this area, signs of urban renewal and subdivisions, is there demand in the area?
    Still disappointing growth despite being a hot pick for the last few years now.

    Everyone has their own opinion but im bullish on christies beach. Its quite a nice area, demographics are improving and its possibly the cheapest beach suburb of any metropolitan area. It has plenty of potential and upside. Whether that comes to fruition is anyone's guess though.

    O'Sullivan on the other hand I'm not really a fan of. It has industrial stuff mixed in, the houses are old and ugly and the beach isn't as nice. Doesn't have the retail / cafe strip that other beach suburbs have. Maybe its a long term sleeper that could surprise us all?

    What kind of vacancies are you seeing in the South DT? around the Christies Beach, Christie Downs, Morphett Vale area? Typically are these 3x2 taken up relatively quickly? What's the rental demand like on the ground?

    Finding 3x2 rent better than 3x1 because they're rare, 3x1 is far more common in the area.

    Christies Beach was the harder of the 3, mostly because of the development going on which is increasing supply. I think this will stabilise though.

    Ultimately it comes down to the home - location, features, condition etc. It's worth running the property by your property manager before you buy to get input on these things.

    Thanks DT. Excellent insight. On average how long are you seeing these 3x2 sit vacant for eg? Is there typically enough demand to see a tenant lined up for the following few weeks? Or is it more common to see it sit idle for a month or two? Obviously other factors involved like the quality of the property manager!
