    $250k wont get you Modbury, not for a while now. Used to be able to get Ingle Farm or Para Hills for that amount... again not anymore.

    Would be looking Salisbury area for that price range.

    Woodcroft would be one of the last spots i would ever invest in. Heaps of vacant land with budget roof to roof housing estates on small blocks.

    Mushroom farm smells blows over and the whole suburb is hectic peak hour in the morning and 3-4pm. The school is huge, the traffic is chaotic with dropoffs and all the tradies finishing work.

    Not very good shops or transport. You can only go one direction on the expressway not both ways.

    Same goes with happy valley, aberfoyle park and flagstaff hill, always been stupidly overpriced, with their beloved and protected gum tree leaves and roots always causing problems.

    I would stay closer to the beach in southern suburbs.....

    Adelaide’s most in demand suburbs

    "VALUE for money and large-sized blocks has seen Vista rise through the ranks to become Adelaide’s most in demand suburb, according to a new report.

    According to property research site LocationScore.com.au, demand for the small northeastern suburb skyrocketed above supply over the past 12 months, more than any other suburb within Adelaide.

    Vista sits about 17km from the CBD in the Tea Tree Gully Council area."

    So what should I look at in the 300-400k range?

    Within Salisbury LGA have you considered Parafield gardens? or Salisbury east? Within that price bracket you could attain a four bedder

    I see Aldgate in the list above. What are people's thoughts on Ad Hills market next 5 - 10 years? Particularly Stirling, Aldgate, Heathfield triangle?

    Same council, but probably prefer Ingle Farm on that budget

    It's been a good consistent growth market in recent times - I follow the Stirling and surrounds market and properties sell quickly with huge interest. It's all owner occ territory though, so I wouldn't buy an investment there as the large blocks make it impractical to try maintain for the most part. (i pay ~$500/month for the essential gardening as is)

    Loaded question. We have an ex-OO now IP in the area on over 5 acres. Yes maintenance holding cost is horrendous.

    Pooraka has moved a decent amount in the last 2 years - We have an IP in Montague Estate down there. Lots of the 'old' part of Pooraka has been subdivided and new 3/2/2 on 320sqm are going for $390-400k. Older 3/1/2 can still be had for low-mid 300k but 2 years ago were under 300k!

    Lot more stock in the estate moving for over 400k which is great for me :cool:

    Pumped hydro scheme planned for suburban Adelaide

    Tilt Renewables wants to build a pumped hydro energy storage project in the disused Highbury quarry, in Adelaide's north-eastern suburbs.

    He said pumped hydro would help make the most of South Australia’s installed renewable resources, potentially saving “hundreds of millions” of dollars for South Australian energy users.

    Tilt Renewables CEO Deion Campbell said work would begin “now” on environmental, design and planning design issues at the site to “bring the project to a financial investment decision”.
    He said the project was estimated to cost $400 million.

    New State Centre Of Football At Gepps Cross To Drive Participation And Excellence

    Football Federation South Australia will establish a multi purpose Football facility and headquarters at Gepps Cross as part of a $30 million State Government investment in the State Sports Park.

    Treasurer Tom Koutsantonis said the State Government will provide $19 million toward the $26 million State Centre of Football, along with $7.7 million to redevelop the Super-drome, $2 million for a BMX training facility and $1 million to upgrade the State Hockey Centre.

    Home owners rejoicing as Adelaide property values hit a historic high

    Walkerville was the best-performing council area over the past quarter, up 16.82 per cent, and Norwood, Payneham and St Peters was the top performing council area over the past 12 months, where house values increased by 11.95 per cent. Adelaide’s star performer was the inner southern suburb of Colonel Light Gardens, where values increased by 26.26 per cent over 12 months, from $742,500 to $937,500.

    Can someone rank the demographics? I hear to stay away from Elizabeth and Davoran Park.

    3 salisbury (i assume you are referring to the suburb specifically?)

    Tenant quality in all three are fine. There are pockets of Salisbury i would avoid and some i really like. (the section between hollywood plaza and Parabanks). Elizabeth is a bit of a mine field that i wouldnt buy into without advice from someone with local knowledge. I personally like Elizabeth vale (borders Salisbury, Holden plant and has newly expanded Lyell mcewin hospital. Also Elizabeth east with the CBD/ playford arena development etc. But tennant quality will be a real mixed bag.
