    I think the title of that article is misleading... "tightly held" could also mean that people retire there and don't sell till they kick off this mortal coil.

    The median age of Woodcroft is 37, which is actually lower than Adelaide's median age.

    I live across the road from Woodcroft in Old Reynella and the majority of the people living here are middle aged families.

    Looking for recommendations for a valuer and a real estate agent for a townhouse in Ovingham. Any suggestions for who to go to and who not to go to are appreciated.

    Also, if anyone can recommend a property tax accountant that would be great too. This property used to be our PPOR but it has been rented out for the last ten years or so. So professional advice re capital gains would be great.

    Sold today for $325k, good buy based on photos, but I didn't inspect so may have been more work than I had estimated.

    What do people know about North Adelaide, (I'm from NSW) dos it represent good long term value and is it considered a good area? Free standing houses look cheap next to some of the more 1m plus properties in the suburb.

    Any advice appreciated.

    Its a lovely area, highly recommend it if you can afford it. Not sure you'll get a whole lot of free standing houses under 1m there though.

    North Adelaide is reasonable - a bit dense for my liking with the huge amount of townhouses and mix of apartments but aesthetics, location and facilities are great. The townhouse market there is a bit tough, so sticking to freestanding property is definitely the way to go.

    Compare prices there verses freestanding property in Prospect which is the suburb north of it - the area has already been trending up for the last 3 years strongly but still represents value for a CBD adjacent area with large character properties.

    Hi there, North Adelaide is a nice spot, and is inside some of the CBD parklands. One of the things that I use as a guide is 'proximity to North Adelaide' as an alternative to 'proximity to CBD'. I have a house in a small postage stamp suburb very close to the North Adelaide aquatic centre that is valued less that $600K (doesn't have the amenity of North Adelaide but very close) ..... these sleeper suburbs adjacent or close to the parklands on the North Western side are worth considering.

    Ppl from Adelaide wax lyrical about the beach, the eastern side, the hills etc. But there are some diamonds in the rough adjacent to North Adelaide. Just need petrol prices to rise and they become desirable.

    My hint is to look for very small suburbs - tiny weeny ones...but not Fitzroy as it is expensive.
