    That's the beauty with auctions, all depends who turns up on the day and sticks the hand in the air.

    This settles later this month (so wont disclose price yet), minimal people showed to auction - great result for the buyer, actually bargain.

    But I find in Adelaide it's a bit different. Many properties specify an auction date in the listing but almost always never makes it to auction. An offer is always made early and accepted prior to.

    Sydney on the other hand, an auction sale means exactly that.

    Generally if you offer on an auction property prior to the auction that means still at typical auction conditions, ie unconditional and wave cooling off rights.

    As per DT if it's listed for auction and sells before just about every single time it's still auction conditions as per above.

    Some purchasers will refuse to go to auction, but will to disclose and offer maximum price with unconditional offer (including right to cool off)

    If vendor is happy with the offer why not take it

    Not always, just like a lot of auctions it's not always 10% usually can be negotiated prior.

    You usually get pre approval from the agent the week before the auction with your deposit amount and settlement duration. Then if you're the winning bid they'll honour those terms (and you can bring cash / cheque for the right amount :p)

    How do you go about getting a building inspection if a property is auctioned? Same as normal sale?

    Once you win the auction it's your duty to complete - getting it after will only be just for your own reference, it doesn't give you any way to back out.

    Get it done before if you're truly concerned, but it can get expensive going to multiple auctions doing B&P inspections each time and no guarantee you will win!

    Can someone please explain what a courtyard home is. This term is used a lot in Adelaide. I noticed most of these courtyard homes are on smaller blocks of land. And they are quite new. Within the same suburb, is a courtyard home considered less desirable than a normal home? Is it similar to Project homes in Sydney? Thanks..

    Its just a polite way of saying small block (sometimes either originally small, or perhaps the back or side has already been subdivided off) say 250-300sqm.

    Sometimes but not always a project home, sometimes old and character.

    It can have some appeal to some, due to being lower maintenance and less to care for.

    I'd check whether torrens or community titled though. Not saying one or the other is better, but best to know what you're getting. Community title is SA's equivalent of strata.

    Ive seen courtyard home referred to in other states, including nsw. its not just an Adelaide term.

    In ACT where I am from, a courtyard home is a home on a smaller block.

    I'm sure they term is used in other states too. But it is way more common in Adelaide.
