    I think what they're saying definitely rings true - the $2mil resistance point certainly has been pushed through as of late - I'm finding the luxury market in Adelaide is pushing into that market which previously would fall flat at 1.8-1.9mil.

    Hoping prices can hold for another 6 months around Modbury/Ingle Farm way.. It'll be that long before we have the money for our PPOR, hoping to still get in around the 300-320k mark!

    Probably the only state capital you could buy a ppor for 300k that you'd actually want to live in

    We've seen a fair few lately @D.T. and i cant say weve wanted to live in any o_O

    Might have to look towards $350-370k, but want something for 5 years then sub and build 2..

    Ingle farm has a few 3/2/1 new house and land packages for 300-350k.

    This does not seem too bad, sure the value add later on would be minimal, however the depreciation benefits for investors would be ok? It also looks ok for a 1st home/ppor

    In Ingle Farm not very long ago you could buy an old house on a subdividable block for $300k
    Those H&L packages are on half sized blocks, probably neutral yield but big depreciation.

    Whether the first or 2nd appeals to you more depends on what your goals / strategy is.

    im looking for cashflow positive suburbs within Adelaide. Do you have any suggestions apart from Elizabeth?

    I like Elizabeth, however it feels very far from cbd, esp for a city size of Adelaide.

    When you say Elizabeth do you mean the suburb or the area? The area (look up council Playford) also has other cashflow positive suburbs. These are probably the only ones unless you do something creative. The distance is going to reduce a lot when the Northern Connector is completed.

    At the opposite end of the city, Christie Downs, Hackham and Morphett Vale might be slightly positive depending on how well you buy.

    But which area is having a better growth, south (Christie downs) or north (Elizabeth), as I was wondering?

    No one has a crystal ball mate.

    North is getting a lot of govt / Corp spending and gentrification.

    South is near the beach and is being redeveloped.

    Buy into both to be sure :)

    Cashflow positive properties are available in Salisbury LGA as well. Sometimes you will find listings with rents slightly below market rent which, with a 10-15 per week increase turn them into positive Cashflow possibilities.

    Yes, Salisbury north and paralowie has a couple of these.

    Depending on your income bracket, you can get positive cashflow after tax property quite easily.

    Not sure how big of an impact the Northern Connector is to Playford. It seems to bypass Playford, which means that the cars from the city don't have to pass by Playford on the way to the riverland now. Ultimately this might lead to more land release in places like Virginia which will suppress the house pricing in Playford more.
