The Adelaide Property Network is a combination of guest speakers on Adelaide property and investing followed by a meet and greet networking session including light meals. The meetings are on the last Tuesday of each month and normally held at the Robin Hood Hotel, 315 Portrush Rd Norwood at 6:30pm. Topics of discussion for the next 3 months are: March 29 - How to maximise the performance of your investment property through effective property management. I will be speaking on that topic as a senior property manager. April 26 - Landlords Insurance, Brett Leonard from Property Insurance Plus will be taking that session - how to ensure the income and your property remain protected. May 31 - Depreciation and tax - we will have a depreciation specialist and accountant speaking about getting those extra benefits that we don't invest for but can claim later as an added bonus. We also have experts on building inspections, understanding the property market, suburban infill, development feasibility. Lots of knowledge to be gained both by networking with other investors and industry experts. Cost is $20 to cover meals and venue hire. Awesome guys see you there. I'm noticing an upward trend in insurance claims so it would be interesting to see some real stats presented by one of the landlord insurance specialist. For anyone who can't make it, I plan to have the presentation recorded but obviously need to get permission from the speaker on the night. X

See you tomorrow night guys 6:30 pm at Robin Hood Hotel - 315 Portrush rd Norwood Topic of discussion is Landlord insurance. The trends, the claims, recent stats, where it's all heading. There has been an increased amount of claims in recent years as there has been an increased amount of rent defaults in rental properties. The chances of tenants smashing a property with a sledge hammer, as you see sometimes on the news is minimal. I have seen ZERO of those in the last 11 years (except for one siege where a house on our rent roll was damaged last year). The chances of a tenant defaulting in rent, even when their previous rental histories were OK, is about 3% but that is my stats, it would be interesting to see what the landlord insurance specialists have to say.
Some interesting facts from today's meeting for those who were not able to make it. Rent claims have increased dramatically over the past few years. South Australia has the highest number of claims for rent default and obsconding tenants. 70% claim rate vs 38% for Melbourne. This is correlated to a higher unimployment and job loss rates for SA. Insurance companies are feeling the pinch and putting it back on property managers to do the right thing. Serve legal notices on time, mitigate losses by advertising and holding regular inspections when properties are vacant and a claim pending. Screening tenants adequately etc... Property managers can cause claims to be rejected and insurance companies have already un- partnered with some PMs - won't insure properties under their management. This is only one step insurance companies are taking to mitigate their increasing losses due to growing claims. Damage claims, pet claims etc is about 3%. As a landlord, obsconding and defaulting tenants is your biggest risk, not pets or damage to properties. Losses can be mitigated by excellent property management and specialist landlord insurance.
