    In QLD, If 800K land value across 2 properties in 50-50 partner's names- joint (400K each), still do we have to pay, TA.

    Yup this. Both rising and affordable enough to get both.

    There's some non feral options in the lower price brackets if you're budget conscious. Or otherwise there's plenty of nice areas to get into for a third of their Sydney equivalent

    I bought into Adelaide at end of 2015 to specifically avoid the madness of Sydney and Melb. So it's really that arbitrage opportunity I was going for -- not that I expect it to boom like Sydney. But Adelaide has also shown consistent and predictable growth, which appeals. And I have a sneaky suspicion soon enough people are going to get sick of the population strain in Syd and Melb and look to smaller cities in our great country.

    So using a buyer's agent I bought a nice new-ish 3 bed 2 bath duplex in the middle ring suburb of South Plympton and the rental demand has been very strong. Cash flow positive after depreciation. Apparently Adelaide increased around 6-7% last year, with Domain suggesting South Plympton was a top performer with growth of around 12%. A far better performance than I was expecting for year one in Adelaide! I still think there is plenty of opportunity, with lots of value around in decent suburbs. Freestanding houses in slightly outer suburbs with lots of land and potential going very cheap IMO.

    I'm now looking at Brisbane but would certainly look again at Adelaide if Syd and Melb don't pull back at all over the next few years.

    The Makris group primarily own commercial properties with large retail/shopping centre holdings. Retail laws in SA are decades behind the rest of the country. If I was in that biz id be moving elsewhere too.

    Hey Nice posts everyone. So good to read !! One question-In Brisbane, my problem has been- whether to go for a free standing house with some land on outer suburbs (like 25-30km) for around 400k or go much closer to like 15-20 km and get a Townhouse. My budget is around 400k. What do you guys think ? Cheers

    DT. What are the feral areas of Adelaide that are close to the CBD. I don't know anything much about Adelaide at a suburb level. Just interested. Is there a 'Redfern or Surry Hills in the 1980s' equivalent in Adelaide? or does it all follow a pretty linear price/distance spread?

    Mile End i wouldn't call feral but people avoid living there due to flight path. It has some really nice character homes and is literally adjacent to the CBD so I think will be a lot more popular in the future when people wake up to this.

    Croydon is perhaps the other one. Kinda run down and boganish but only 2 train stops to CBD so has good prospects as well. South Rd is being converted into a freeway so avoid proximity to it, but Port Rd is being redeveloped so will get the uptick in due course.

    Close to the CBD, west is worse, but also better value as it's cheaper yet closer to the sea. I live in the west and now that my crackhead neighbours have moved out its quite nice.

    Newcastle and all the outer suburbs is most definately booming,
    Prices are crazy and the ship sailed along time here. Numbers dont work for investing.

    I know, have investor friend in Newcastle they are making buckets of money at the moment not enough stock. Agents screaming for stock and prices continuing to rise. I have a target area, still cheap but wont be for too long

    Its a hard one, do you make money today in Newcastle or do you live in hope on Adelaide, no brainer really

    And do not discount the areas within an hour of the Adelaide CBD,i have been seeing some cracker deals with development blocks which are affordable to the 1st timer,mum n dad,wanna bedeveloper,done correctly, there is good money to be made.

    I am very knowledgable on newcastle i know it very well and would be able to pick your story apart quickly so would a few of the regular posters on newcastle thread. Whats your target area? I will tell you if its any good. Honest truth though your 3 years too late unless your a deep pocketed developer or looking for long term.

    "They are making buckets of money" back this up with just one example?
