    There's movement to and from. I have a fairly large family based in Adelaide. Over the years some have left, but theyve mostly moved back. I recently moved back to SA after many years living in Canberra.

    David the facts are clear!

    Adelaide has a very high unemployment rate...it is a very manufacturing dependant economy...and guess what that ain't doing to well.

    Having said that there is still opportunities in properties within say 17 klms of the city.

    Areas like Playford and some of the Southern suburbs where there is low income housing will not see a major resurgence in values till the jobs situation is fixed.

    I find it hilarious that people ask for stats on everything...at that rate...when it is so obvious.

    It will be more of the same till there is a clear major project - i.e. submarines...that is in the pipeline but no guarantees.

    I do appreciate the spruiking of Adelaide...but population growth and jobs are the key and have a material impact.

    I personally own in Playford..it has not gone anywhere for years. Salisbury is okay.

    I ready your story in one of the property mags...it looks like your equity was mostly outside of Adelaide.

    It's a lot better to sit elsewhere and discuss something they have no understanding of.
    I have met a lot of expats while overseas and whenever I have told them I'll be returning to Adelaide 99% of them were laughing.:)

    Detroit once had a population over 3 million, do you know how much is left now? I know. Some towns on Yorke Peninsula had a population ten times more than it is today. Things change and population wise Adelaide is getting nowhere compared to Eastern states. And that's GOOD, I hate living somewhere with more than 2 million people around me.

    Same... I left Sydney for Adelaide last year and coming originally from Newcastle (half Adelaide's size again) even here is too big for me in some regards

    Perth had it's share of sunshine last decade - Adelaide missed the mining boom. It's GOOD for Adelaide. It wasn't so high, so in a futures downturn it will not fall so low. :)

    There is growth in Adeliade but not in the outer suburbs mostly closer in to the city within say 16 klms.

    Firstly you haven't presented any facts. Only facts presented so far was someone saying they knew someone who moved away. This was countered by me knowing people who have moved here.

    Secondly, only people who seem to be of this opinion are ones who have attempted to make money in adelaide and failed or never even attempted.

    I'm happy with the returns available in property and in business. Confident with where Adelaide is heading as a city; opportunity available for anyone who has aptitude.

    All depends on what you call growth. 40% a decade is not growth, it's more of stagnation which roughly covers inflation. 300% a decade and more is growth. I have bought my IP in 2008 and will be happy to make 20% when I will sell it early next year, that is not growth and it's 12 ks from the city. I would have been better keeping the funds in a deposit at the bank.

    Secondly ...where are your facts?

    I know Adelaide relatively well....but to expect Playford to grow..is a bit rich. Remember I own in Elizabeth North.

    Agreed but you will probably get about 30-40% in the next 2-4 years within 12 klms in Adelaide.

    I was out at lunch with a partner of a private equity firm who are looking at basing most of their start up's in Adelaide as the city is offering more and more in the way of options for their business interests. Adelaide is an opportunity for the right kind of business - one which has a national/global market or non front facing role. Some of the pro's for business in Adelaide:
    • lower wages
    • cheaper commercial leasing rates
    • sufficient population capacity to allow for a large enough base of qualified technical staff
    • NOW a competitive tax regime - up until recently South Australia had the highest tax regime for business, the recent move is an acknowledgement that it was only stifling growth in employment and economic activity
    • Centrally located - there are ASX organisations which base in Adelaide as the time zone allows a more even spread between WA and the east coast.
    I've been adamant for this for a while - Adelaide hands down is the best place to put an office if you're not doing a direct to public or geographically centred market place. The cost saving to put down an office for 300 staff and hiring is substantially cheaper now than the Eastern seaboard alternatives - it's as close as you can get to outsourcing for industries which cannot otherwise move their staff heavy service industry offices.

    Where is Adelaide not so good? High end discretionary retail is still limited as the population size still isn't high enough to provide a LARGE market, but this slowly coming around (we even have a Ferrari dealer now ;))
