As the title suggests, can anyone recommend a good conveyancer/solicitor?

I could also use a good B&P inspector who can squeeze in an appointment on short notice.

As it's my first purchase it should all be pretty straightforward, but who knows what complicated messes I'll get myself into in the future.

    Thanks!

    1836 roughly $550
    B&P can't remember, but reasonable.

    Looking at about $1000 combined.

I was in a rush. These guys did the job after hours and sent the report at 10pm!

He set up my trust, is doing the conveyancing, and will sort taxes at end of year. Nice to not have to deal with three separate companies for each.

Every single one of these conveyancers has quoted me $660 inc GST.
Building and pest roughly $700 with Precise Inspections, or $500 with BPI.
This is all for a standard 3-4 bedroom house.

    Not cheap!

    Yep, that's pretty accurate.

Welcome to the PI club, you may leave your sense of incredulity at the door.

Only the B&P you have to pay upfront though - the conveyancer's fee comes out on settlement day

How much cheaper do you want it

Good, fast, cheap... pick any two.

Well I was expecting it to be close to what was quoted above by others.

@HUGH72 I assume you used BPI - how thorough was their report?

Most conveyancers have a referral system that can help you bring that price down.

A B&P may have difficulty quoting on an imaginary purchase, ie 4 bedder costs more that a 3 bedder etc etc. The prices people have given above might be simple 3 bedders.

Use the figures as your worst case, see if someone will give you a professional referral like @dt or @Corey Batt

I have used BPI 3 times and have been happy with their reports. Minor problems have been picked up and Sam is easy to speak to if any clarification is required.
I don't know why they are slightly cheaper but that wasn't a consideration personally as I just wanted a detailed report.
