    Bob Shovels was bought well under 185k, with a new kitchen, new paint, renovated bathrooms. much better exterior condition, not backing onto a main road, no HV power lines at rear, and with an independant valuation from the vendor at $210k at time of sale. BA fee was about 3%.

    If you are able to do your own research then buying remotely is not rocket surgery. Buying well however, its not just a matter of sorting low to high and throwing out offers.

    At the time of purchase i didn't have to time to chase agents and find deals. I may have bought nothing at the time. So I'm not concerned with the fees at all. If anything I'm well ahead as i may not have bought anything and I wouldn't have that extra property under my belt. Plus it was a great deal
    I'm ahead and happy to use a ba again pending my circumstances

    BA's can be very helpful especially if you are time poor, starting your journey, or if you don't have the local knowledge, and not confident buying site unseen.

    We have a number of clients who have been working with Buyers Agents and have found it to be a worthwhile exercise - it could be a difference in buying a good quality property or missing out altogether especially in the current lending landscape (where policies are changing so quickly). As one of our mentor says, the cost of doing nothing, may be the biggest cost of all.

    There is gold right there, and its based on a viewpoint of a general mix of people of your client base v a personal idealogy

    While I agree that we can all DIY out of our own markets ............... 20 years of experience tells me, most of us WONT.

    Property prices here are lower than other states. You're probably best to talk to him about the exact figures, but it doesn't make sense to charge $10K like they do in other cities when property in question was <200k.

    Sorry had to change my above thread so not to offend. i think it is reasonable like what you said DT, most places charge $10K for this
