    Welcome to my Adelaide BA story :cool:

    I have just settled on an IP in the northern suburbs of Adelaide thanks to help from @DaveM

    I have had my eye on Adelaide for quite a few months but once i was good to go with my brokers confident nod it was time to act!

    Now i know many people have their opinions on BA's on the forum and so do I... so here's my 3 cents :)

    I went to Dave as i had recent success in brissy and after a chat on the phone and a few emails i was very confident dave could help me. I like to use a BA to get some quick, confident deals. I'm happy to look but the nitty gritty of getting numbers together in more detail and talking with agents i don't have enough time for. I like the short list option and putting an offer in straight away

    Dave has a very thorough knowledge of Adelaide, IP's, infrastructure, rental demand and importantly understanding what i wanted. I knew my budget, had a few areas in mind and also yields expected. Dave refined my criteria and also suggested a few other options which i was happy to hear. I got nice clear reports with all the good bits and photos. All i had to do was say yay or nay :)

    In the end i got a 3x2 @8% yield for <200k. Waiting on a valuation but looking close to 20%bmv! He found a deal that had been on the market for a while, then sale fell through thanks to a fhb pulling out :D we jumped on it straight away. Carpet going in tomorrow and it's like new!

    All in all he's a top honest guy willing to help before making money from the deal.

    @bob shovel I was waiting for the thread, finally! Now I can give you formal congrats. Well done mate. Looks like @DaveM snagged you a great deal! Can't wait to see if the valuer officially calls it BMV but nonetheless awesome result.

    One of my middle names is actually David - so that's close enough.

    Good work DaveM, I've worked on a lot of projects with him over the years and he does have a strong ability to work the numbers and sort the wheat from the chaff with property selection.

    Progress update. Vendor wouldn't allow access during settlement (something that is always requested!) so booked everything in so that it runs like clockwork.

    Day after settlement, I'm onsite now. Carpet install is almost complete and handyman is about to arrive to patch up some stuff.

    1st Open for inspection set for tomorrow with several people booked in.

    Learnt a lot from Dave, especially in the early days. No doubt that what Dave would buy for himself is what Dave would purchase for his clients.
